CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM AGRICULTURE TO AG.-RESIDENTIAL REZONING LAND FROM AGRICULTURE TO AG-II ORDINANCE NO. 4/.1 ( d o ] . WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and Parks Committee; and WHEREAS, at the request of the County Board this Committee is to review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on the rezoning request of MIKE AND CONNIE VANKEUREN on July 16, 2002 in the St. Croix County Agriculture Center in Baldwin, Wisconsin; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all written information and verbal testimony presented at the hearing, and finding that the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following described land: SEE ATTACHED: 2 parcels; Ag to Ag/Res (3.514 acres) and Ag to Ag-II (31.929 acres) Based on the following findings: 1. The land is in the rural planning area and is an appropriate use. 2. The proposed Ag -II site consists of a homesite with outbuildings, farm fields and woods. 3. The site is actively farmed. 4. None of the site is identified on the primary environmental corridor map. 5. A small portion of the site has severe limitations for private Onsite Wastewater Treatment (POWTS). A perk test has been done on the area proposed to be rezoned to ag residential. 6. The surrounding land uses include 40 -80 acre farms or hobby farms, a couple small acreage sites and larger farms. 7. The land around the parcel is zoned ag residential to the east and two small lots to the south and exclusive ag to the north, west and south. 8. The site is located on a town road. 9. The potential development is one new home site for the ag residential parcel. 10. The proposed use of the land is one 3.5 acre home site and one 32 acre hobby farm with the existing home site. 11. The Town of Rush River has reviewed the rezoning and recommended approval with §91.77 findings. 12. The rezoning of this parcel is consistent with the County Plan. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the 3.514 -acre parcel is now rezoned from Agriculture to Ag.-Residential and the 31.929 -acre parcel be rezoned from Agriculture to Ag-II.
