CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM AG /RESIDENTIAL TO COMMERCIAL ORDINANCE NO. 5-q/ :� Q WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and Parks Committee; and WHEREAS, at the request of the County Board this Committee is toreview petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on the rezoning request of STEVEN G. AND JULIE A. LEE on July 18, 2001, at the St. Croix County Agricultural Center in Baldwin, Wisconsin; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all written information and verbal testimony presented at the hearing, voted to approve a rezoning of the following described land: A parcel of land located in the South East Quarter (SE 'A) of North West Quarter (NW IA) in Section Twenty -five (25), Township Thirty (30) North, Range Fifteen (15) West, commencing at a point 100 feet East (E) and 70 Fee North (N) of the South West (SW) corner of said South East Quarter (SE %) of North West Quarter (NW 1 /4); thence 100 feet East (E); thence 435.5 feet North (N); thence West 100 feet; thence South (S) 435.5 feet to the point of beginning. Parcel contains 1.0 acres. Based on the following findings: 1. The land is in the rural planning area and is an appropriate use. 2. A very small portion of the parcel is identified on the potentially productive agriculture map. 3. The majority of the parcel is identified on the primary environmental corridor map. 4. Environmental features consist of steep slopes and some woods. 5. The site is an existing commercial operation that was not identified on the Town of Glenwood's original zoning map. 6. The City of Glenwood City surrounds the site, on almost all four sides. 7. The parcel is located and accesses on State Trunk Highway 170. 8. The rezoning is sponsored and paid for by the Town of Glenwood to correct the mapping error. 9. Further development of the site is limited by the one -acre parcel size. 10. The Town Board has reviewed the rezoning and is in favor. 11. The zoning on this site should be corrected to avoid a non - conforming use situation. 12. The committee voted to recommend approval of this rezoning immediately as there is a pending sale of this property, and the Town indicated that this was a mapping error made by the Town. The Town indicated that this property should have been zoned commercial on the original official Town zoning map. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the parcel is now rezoned from Ag /Residential to Commercial.
