CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM COMMERCIAL TO A R ESIDENTIAL ORDINANCE NO. 5 rl pe/ 1 WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and Parks Committee; and WHEREAS, at the request of the County Board this Committee isto review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on the rezoning request of MANUAL A. and ELIZABETH VILLAFANA on November 29, 2000 in the St. Croix County Government Center in Hudson, Wisconsin. A decision was made on June 12, 2001 by the Committee; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all written information and verbal testimony presented at the hearing, voted to approve a rezoning of the following described land: SEE ATTACHED Based on the following findings: 1. The Town of St. Joseph has recommended approval of the rezoning request. 2. The request complies with the County Plan. 3. The parcel is in the rural planning area and is a permitted use. 4. The parcel is very sensitive and would not be appropriate for commercial uses. 5. The parcel is not identified on the potentially productive agriculture map. 6. The parcel is identified on the environmental corridors map. 7. A traffic analysis has been completed and the County Highway Department has approved the B -2 intersection. 8. The stormwater management plan has been over designed for two back -to -back 100 -year storms and approved by the St. Croix County Land and Water Conservation Department. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the parcel is now rezoned from Commercial to Ag- Residential.
