ORDINANCE AMENDING CHAPTER 17
ST. CROIX COUNTY LAND USE ORDINANCE
REZONING LAND FROM COMMERCIAL TO ACrESIDENTIAL

WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and
Parks Committee; and
WHEREAS, at the request of the County Board this Committee is b review petitions, hold public
hearings, and present its recommendations for rezoning requests to the County Board for action; and
WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on
the rezoning request of TROY AND STACY HAIGH on November 14, 2001 in the St. Croix County
Government Center in Hudson, Wisconsin; and
WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all
written information and verbal testimony presented at the hearing, voted to approve a rezoning of the
following described land:
SEE ATTACHED LEGAL DESCRIPTION
Based on the following findings:
1. The parcel is in the rural planning area and is an appropriate use.
2. The parcel is not identified on the potentially productive agriculture map.
3. The entire site is identified on the primary environmental corridors map.
4. The proposed residential use of the land is appropriate. It is separated from the neighboring
commercial uses by site characteristics.
5. The site does not meet the standards of the County Plan for commercial use.
6. If rezoned, the owners should be aware of limitations of development on steep slopes and roadway
standards.
7. The Somerset Town Plan uses five guidelines to delineate where preferred development areas shall
be located. Based on the criteria in the plan, this rezoning generally conforms to the Town Plan.
8. The area is in proximity to some existing development. There are smaller acreage farms and homes
surrounding the site and a subdivision to the north.
9. Some of the parcel's terrain is not suitable for extensive development because of steep slopes and
the wetland.
10. The area is located in the southern part of the town.
11. The land in the area is not good fro farming and there is increasing development aroundthe area.
12. The request generally conforms to the County Plan.
THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular
session, that the 9.902 acre parcel is now rezoned from Commercial to Ag-Residential.
