TO BE ADDED TO LOT 21, WOODLAND HEIGHTS ADDITION,
AND LOTS 106 AND 107, WOODLAND 3RD ADDITION,
CITY OF HUDSON

WHEREAS, an offer to purchase a portion of the County land commonly referred
to as the 'Goody" property was made to the Finance Committee by Darwin Huppert and
Roy G. Leeks; and
WHEREAS, the land is located immediately east of Lot 21, Woodland Heights
Addition, and Lots 106 and 107, Woodland 3rd Addition, City of Hudson; and
WHEREAS, the purchase would extend those lots 50 feet to the east, the land
purchased would be used for surface water control and drainage (any drainage facility would
be installed and paid for by purchasers), and the land purchased would be maintained in its
natural condition and would not be developed with permanent structures;
THEREFORE, be it resolved by the St. Croix County Board of Supervisors that the
sale of the parcels described on the attachments to this resolution be and is hereby approved
upon the conditions stated above for a total price of $2,000 (all three parcels).
FURTHER, be it resolved that upon receipt of $2,000, deeds be signed by the Board
Chair and County Clerk and delivered to the purchasers.

A parcel of land located in the NW 1/4 of the SE 1/4 of Section
19, T29N, R19W, City of Hudson, St. Croix County, Wisconsin,
being more particularly described as follows:
Commencing at the S 1/4 Corner of said Section 19; thence
N 1°05'50"W (assumed bearing referenced to the N -S 1/4 Section

RE: Sale of Land to Lot 21, Woodland Heights Addition and Lots 106 and 107,
Woodland 3rd Addition
This sale was intended to increase the three lots referenced above by 50 feet to the east.
Lot 21 is in the process of being sold. Darwin Huppert made a payment for his lot (107)
and Lot 21. I will be issuing him a deed for those two parcels, even though he is not the
owner of Lot 21, which he does not own. He agreed to arrange with the real estate agent
to amend the purchase agreement between the seller and buyer of Lot 21 to include this 50
foot parcel, to provide that Darwin Huppert will be paid for that parcel out of the proceeds
of the sale of Lot 21, and that he (Huppert) will issue a deed to the purchaser of Lot 21 at
closing.
Mary Jean confirmed receipt of the $2,000. I will be issuing one deed to Roy Leeks and two
deeds to Darwin Huppert.
