8 WHEREAS, Garth Christenson and Thomas Kloster on behalf of St. Croix Valley Professionals,
9 Inc. has provided St. Croix County with a written offer to purchase approximately 1.5 Acres of County-
10 owned land (Government Center property) directly to the east and adjacent to a commercial parcel owned
11 by St. Croix Valley Professionals, Inc. (map attached); and

13 WHEREAS, the Administration Committee is recommending the sale under the following terms
14 and conditions:

16 1. Purchase price is $26,136.00 per acre.
17 2. The Buyer will deliver $5,000 earnest money within 5 days of acceptance by St. Croix
18 County to Greystone Commercial (Buyers' representative).
19 3. Closing shall be within 10 business days of execution of the offer to purchase.
20 4. Buyer shall pay all costs associated with the lot split and zoning change.
21 5. Buyer will pay all closing costs.
22 6. St. Croix County will pay Greystone Commercial 3% of the selling price at the closing.

24 THEREFORE, be it resolved by the St. Croix County Board of Supervisors that the offer to
25 purchase 1.5 Acres of County-owned land, made by Garth Christenson and Thomas Kloster on behalf of
26 St. Croix Valley Professionals, Inc. is hereby accepted.

28 FURTHER, be it resolved that the County Administrator is hereby authorized to sign the
29 purchase agreement for the property, and if the terms and conditions of the purchase agreement are
30 fulfilled, the County Board Chair and County Clerk are hereby authorized to execute a warranty deed to
31 St. Croix Valley Professionals, Inc. to be delivered to Garth Christenson and Thomas Kloster at closing.
Proceeds shall be applied to retire county debt.

Explanation: There will be County revenue in the amount of $26,136.00 per acre minus
3% broker commission. Exact amount of revenue and broker commission will not be
known until land is surveyed to determine exact acreage. It is estimated that there will
be 1.5 acres sold.
