Planning This letter confirms zoning approval according to the plans you have submitted to the Planning and

owned by T-Mobile on the property listed above, owned by Richard Beer in the Town of St. Joseph.
Real Ptrty Staff finds that the project meets the tower provisions in Section 17.87(2) of the St. Croix County

7156-4677 Zoning Ordinance based on the following findings:
1. Approval of this land use permit includes the addition of a new Cingular facilities to an
Rycling existing T-Mobile tower, including 6 antennas, coaxial cable, cable ladder, meter socket, ice

5-386-4675 bridge, and equipment shelter;
2. All proposed new Cingular equipment meets the required setbacks and height requirements
in the Agricultural District;
3. The existing T-Mobile tower has the capacity to structurally support the proposed Cingular
facilities as certified by David B. Granger, Wisconsin Registered Professional Engineer, on
December 15, 2005;
4. The proposed Cingular facilities meet structural standards as certified by Robley A. Evans
on December 14, 2005;
5. The proposed Cingular facilities meet electrical standards as certified by Jason A. Hoskins
on December 14, 2005;
6. The proposed Cingular facilities will not interfere with other existing facilities on the tower;
7. The proposed and existing facilities on site meet FCC requirements;
8. The proposed and existing facilities on site will not pose a threat to public health and safety;
9. Co-location is an accepted use in the Agricultural District and is encouraged by the
Ordinance; and
10. The application was found to be complete.
This permit has been issued with the following conditions:
1. The applicant shall contact the Planning and Zoning Department at least five days prior to
commencing construction of the proposed facilities.
2. The applicant shall ensure that Best Management Practices are used during the construction
of the facilities to control erosion and sedimentation on site.
3. The applicant shall inform the Planning and Zoning Department when construction is
complete and submit photos of the completed facilities antennas.

4. The applicant shall have one (1) year from the issuance of this land use permit to commence construction. If the
permit expires, the applicant will be required to secure a new land use permit.
5. Any minor change (or addition) in the project shall require review and approval by the Zoning Administrator.
Any major change and/or addition to the originally approved plans will require the submittal of a new land
use permit application.
6. Within 12 months of cessation of operation or use of the wireless facilities, all unused antennas and
equipment shall be removed at the operator's expense. After the facilities are removed, the site shall be
restored to its original condition or an improved condition.
7. Accepting this decision means that the applicant has read, understands, and agrees to all conditions of this
decision.

This approval does not allow for any structures or development beyond the limits of this request. Your
information will remain on file in the St. Croix County Planning and Zoning Department. Please contact the
Town of St. Joseph to obtain the necessary building permits for the proposed construction. It is your
responsibility to ensure compliance with any other local, State, or federal rules or regulations.
