Planning This letter confirms zoning approval according to the plans you have submitted to the
715-386-4674 Planning and Zoning Department to replace and add telecommunications equipment on an

existing wireless communication tower located on property listed above. Staff finds that the
715Real-3 38 4 y project meets the applicable tower provisions in Sections 17.82 17.85, 17.86, and 17.87, of the

St. Croix County Zoning Ordinance based on the following findings:

215-3864675 1. Approval of this land use permit includes the replacement and addition of

telecommunications equipment on a 230 foot existing American Tower tower. A list of
these replacements and additions is on the front page of the cover letter dated
September 15, 2011.
2. The existing tower has the capacity to structurally support the proposed new
equipment according to the structural analysis that was, prepared by Raphael
Mohamed, a professional engineer.
3. The plans reference building and electrical codes that are to be followed.
4. A certificate of liability of insurance has been submitted.
5. This is the only tower located on this property.
6. Co locating on a tower is a permitted with a land use permit in the Ag. Residential
District.
7. No landscaping is required since it was not required in the original permit.
8. Security lighting and fencing appeared to be in good condition on my 9-29-2011 site
visit.
9. The color of the components that are to be added are not of concern since this is a red
'c and white tower.
10. A letter from Rajiv Parekh a Radio Frequency Engineer has been submitted verifying
f this facility will not cause interference with public safety communication systems.
11. A landowner acknowledgement is in the file from March of 2000.
12. Parking and access are adequate for this site.
This permit has been issued to American Tower with the following conditions;
1. The applicant shall contact the Planning and Zoning Department at least five days prior to
commencing installation of the proposed antennae and equipment.
2. The applicant shall inform the Zoning Administrator when construction is complete and

3. The applicant shall have one (1) year from the issuance of this land use permit to complete
construction. If the permit expires, the applicant will be required to secure a new land use
permit.
4. The applicant shall notify the Zoning Administrator of any change in name or ownership of the
approved facilities and provide new contact information for the purpose of keeping the file
updated.
5. Any minor change (or addition) in the project shall require prior review and approval by the
Zoning Administrator. Any major change and/or addition to the originally approved plans
will require the submittal of a new land use permit application.
6. Within 12 months of cessation of operation or use of the wireless facilities, all unused
antennas and equipment shall be removed at the applicant's expense. After the facilities are
removed, the site shall be restored to its original condition or an improved condition.
This approval does not allow for any structures (temporary or permanent), activities, or
development beyond the limits of this request. Your information will remain on file in the St.
Croix County Planning and Zoning Department. Please contact the Town of Kinnickinnic to obtain
the necessary building permits for the proposed construction. It is your responsibility to ensure
compliance with any other local, state, or federal rules or regulations.
