BOARD OF ADJUSTMEWS HEARING
Hearing called to order by Chairman Afdahl at 10:05 A.M. All
meiTbers present.
Zoning Administrator introduced the Board.
Zoning Administrator read notice of hearing of Mr. David
Rocker requesting to build closer to town road than the 133 foot
setback requirement. Neighbors were concerned about cutting
tree; and erosion problems. Ifts. Judith Todd was concerned abort
building too close to the property line. Questions asked by the
Bo;--.rd & airman Afdahl informed Mr. Roeker that the Zoning Admir is-
trator would notify him of their decision.
Mr. T.M. Westberg request the division of a parcel that
would wake a norm-conforming lot,
Zoning Administrator road the notice of the hearing.
Mr. John Heywood presented the case for Mr. Westberg stating
that no new building would be erected on the property. No new
roads would be put on the property.
Mrs. Ken Spear (a neighbor) has no objection to the division
of this property.
Questions were asked by the Board.
George Holmes suggested that the Board contact the District
Attorney before they malte any decision.
Chairman Afulahl informed Mr. Westberg that they will review
the request and the Zoning Administrator will inform them of the
Connie Clark and Claudette Clock requested to put an
f` addition to an existing, structure that is non-conforming as to
setback.

were asked by Committee members about location and other rea-
sons for requesting a variance.
Having no other cases, hearing adjourned for field inspec-
Lions.
After discussing the Westberg variance with the District
Attorney, the Board of Adjustments in considering this matter
for the second time and having reviewed the record and the
property upon which the variance is sought, unanimously voted
to deny the request for variance.
The Board of Adjustments made the following finding of
fact:
1. A non-conforming lot would be created.
a. ratio of lot depth to frontage would be greater
than two to one ratio.
b. Frontage would allow no access by road to non-
conforming property sought to be created.
2. Hardship asserted was created by persons seeking
variance.
Accordingly, on this basis request was denied.
After inspection of the David Roeker property, a motion to
approve the variance with the following conditions, that the
driveway and sanitary systems meet with the Zoning Administrator
approval. .

Y--Inspection of the Clark and Clock property. A motion to
aove the variance as requested. Motion carried unanimously.
