In February 2002, I applied for a special exception for twin home housing in the town of Eau Galle. The
landowner withdrew the sale of the land, where the building was to be erected; therefore, the need to
follow through with the special exception is no longer needed. Please except this letter as written
documentation for withdrawal of the application. Thank-you.

RE: Two-family dwelling request
Dear Mr. Lewallen and Mr. Durrence:
I have reviewed your special exception request you submitted to the Zoning Office on February 15, 2002,
to locate a two-family dwelling in the Town of Eau Galle. According to the application, you are requesting
approval from the St. Croix County Board of Adjustment to construct a two-family dwelling on lot 1 of the
Certified Survey Map (CSM) Vol. 12, pg. 3262) in the Town of Eau Galle.
After reviewing the application, staff found that there is an existing residence already located on the
parcel. The property is zoned Agricultural Residential. You are allowed one single-family residence per
lot [Ag. Res. 17.15 (1) d.]. Your proposal to locate a two-family residence exceeds this standard. Two-
family residences are allowed as a special exception in the Agricultural Residential District [17.15 (6) a.j
on a separate lot. Therefore, the Board of Adjustment cannot hear this request until a separate lot is
created in accordance with the County's subdivision ordinance.
Please find enclosed an application for a minor subdivision and a list of registered land surveyors and
certified soil testers that you may contact to begin the lot creation process.
Board of Adjustment Deadlines and Meeting Dates:
The application deadline is the 15th of the month prior to the month of the proposed hearing date. Hearing
date is the 4th Thursday of each month.
If you decide to withdrawal your application to locate a two-family dwelling at this location, please provide
a written response with your intentions and we will refund your Board of Adjustment fee.
You are encouraged to contact zoning staff, as soon as possible, to review the above items mentioned.

Special exception use permits are granted at the discretion of the Board of Adjustment. They ara.tnade
available to validate uses which, while not approved within the zoning district in question, are deemed-to be
compatible with approved uses and/or not found to be hazardous, harmful, offensive or otherwise'adverse to
other uses. Special exceptions are subject to conditions, compatibility with surrounding land uses god
compliance with the St. Croix Zoning Ordinance.
