Hi Pam
We've done preliminary work for Bruce (Gary) and Mary Monroe in Town of Kinnickinnic along the
Kinnickinnic River. Property address is 379 Old Cemetery Road. He is eventually going to build a house
and the grading would trigger a special exception permit request. He has currently put the home project
on hold indefinitely and now is just going to build an approximate 18'x14' outbuilding. He isn't going to
do any driveway construction associated with the building, nor will the building have any sanitary
service. The grading will be below 2,000sf of disturbance area within the 300'. The slopes are less than
12% based on topographic survey. I told him under shoreland zoning he would be exempt based on the
square footage of disturbance(based on land disturbance< 2,000square feet on slopes <12%). Once the
home project comes back to life, we would include the storage building in our stormwater calculations.
If you have any thoughts or additions or disagree with my interpretation, please let me know. He does
understand he needs to work with the Township building inspector to obtain the necessary Township
permits- building permit, along with erosion control provisions. And understands there is a 75' setback
from the OHWM as shown on the recorded CSM.
