Lots 9, 0 14 and 30 do not have benchmarks indicated on the report site plan. This is a min' u requirement for acceptance of the soil report. 2. 38 is located on the south side of 146th Avenue and is bisected by a drainage easement. The septic system tested area and the house must fit in a net buildable area *BA) of 1.67 acres above the easement. The borings, according to the CST report's ° dimensions, show the house encroaches on the contour needed for installation of a mound - o 1-0 .16-~z~lz system. l_d--CQ J ht'up~~ 3. Lot 46 has only one of the three borings located outside the drainage easement shown at the rear of the lot. According to the site plan, the B 1 is 275' into the lot, but the easement line begins approximately 290' south of the NW lot corner. A new system area will need to be evaluated before the lot can be approved. General Comments: I performed a site inspection at Lot 15 today and tried to locate benchmarks on lots 14, 38, and 39 while I was there. The lot ciirners are marked with T-posts and flagged lathe with the numbers written on them, but there are no other visible markers to indicate benchmark locations. Possibly the 1-inch PVC pipes will be more visible after the snow melts, but they appear to be cut off pretty close to ground surface. Visible markings are needed before the grass makes it difficult to find them later in the season. Richmond Meadows Page 2 of 2 Benchmarks located along shared lot lines are not being reported at the same distances from lot corners on adjacent lot's site plans. This makes for confusion in identifying the tested areas. The benchmark descriptions indicate BM1 and BM2 are at the same elevations, so we can assume there are only 2 markers between the lots, but this could create a problem for the POWTS designer and installer. Scale drawings should be consistent; e. g. BM1 is 198' from the corner between Lots 32 and 33 on the Lot 32 report, but it is 205' along the same lot line on Lot 33 report. Not a huge difference but has potential for causing problems when it's time to determine system elevations and tested area locations. I have separated out the soil reports that cannot be accepted as is and will put them in the "red file" after notifying Adam that they need additional information.
