RE: Bluebird Bluffs Final Plat
Dear Mr. Johnson:
On November 5, 2003 the Technical Review Committee reviewed the above plat. The following comments
were made:
1. The original fees were calculated incorrectly. $250 in fees are due at this time. This is considered
an incomplete application until received.
2. Proof of town approval is not yet received.
3. Submit an additional updated to oil-bori map for our files.
4. Soil test locations on lot 3, 5 andQmay be insufficient as they are partially in conservation
easements or high water areas. dditional soil information and identification of the proposed
system layout must be submitted for these lots.
5. Ponding and/or drainage easements must be labeled only as drainage easements to maintain
consistency county-wide. Applicable notes must also be modified.
6. Exhibit #1 conditions of approval must be signed. Items that are not applicable may be marked as
such.
7. LBO (Low Building Opening) must be depicted on each individual lot; the table is optional.
8. You may be receiving comments from the County Surveyor's Office.
Please notify the appropriate staff when these items are satisfied. The proposed plat will not be scheduled on
the PZPC agenda until the above items are addressed. This will be considered agreeable unless a written
objection is submitted to the Zoning Department prior to the next PZPC meeting. In the case that an objection is
received, the map may be heard by the PZPC and a decision made on the information available. Revisions must
be submitted no later than 3 days prior to the PZPC meeting. If you have any questions or concerns, please feel
