DESCRIPTION
A parcel of land located in Government Lot 3, Section 35, T30N,'R20W, Town of St.
Joseph, St-Croix County, Wisconsin, more fully described as follows:
Commencing at the N 1/4 corner of said Section 35: Thence S00°33'19"W along the
N-S-Quarter Line 3444.08' to the POINT OF BEGINNING
Thence N52°27'13"E 617.279;
Thence N65*01'58"E 36.20';
Thence southeasterly 185.72' along the arc of a 202.03' radius curve concave
easterly whose long chord bears S25°00116"E 179.251;
Thence S38°39'40"W 33.001;
Thence S48°39'40"W 594.37' to the beginning of a meander line along the St.Croix
River;
Thence N59°16'39"W along said meander line 153.77' to the end of said meander
line to a point on the West line of said Government Lot 3, Section 35;
Thence N00°33'19"E along said line 110.80' to the point of beginning.
Contains 3.38 acres, more or less, including all lands lying betwen the meander line
and the water's edge of the St.Croix River. (Contains 3.16 acres, 137,842 Sq.Ft., to
the meander line. Together with and subject to existing 66' wide private road
easement recorded in Vol. 1231 , Page 393 and any and all additional easements,
right-of-ways or conveyances of record and any and all rights, both public and
private, by virtue of the flowage of the St.Croix River.
