Hi Chris,
Thanks for the call to ask about proposed changes to this house. Look specifically at Section 17.36.1.2.c & e-
expansion of a nonconforming principle structure (which is what turning the deck into a room will be considered).
I have a soil report on file from 2003 for a possible septic system replacement, which shows the house/deck and it
looks like they are about 45 ft. from the bluffline. Which is good - the owners won't need a variance to meet the
40-ft. setback and can apply for a land use permit that is processed by zoning staff. Their neighbor at #171
Riverview had to go through the same process back in 2003 to remodel their home. The main concerns would be
the direction of expansion, total footprint of structure not to exceed 2000 sq. ft. and condition (compliance) of
septic system. I can go over more details with the owners regarding the mitigation requirements, etc. if they
decide to proceed with the project. The town of St. Joe will be sent a copy of the application and can
review/comment on the proposed changes, which gives them a site plan for the building permit. Let me know if
you need clarification on the ordinance.
