ST. CROIX COUNTY LAND USE ORDINANCE
REZONING LAND FROM AGRICULTURE TO AG -RESIDENTIAL

WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning
and Parks Committee; and
WHEREAS, at the request of the County Board this Committee is to review petitions, hold
public hearings, and present its recommendations for rezoning requests to the County Board for
action; and
WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public
hearing on the rezoning request of Russell Strohbeen on March 29, 2000 in the Deer Park
Community Center in Deer Park, Wisconsin; and
WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having
considered all written information and verbal testimony presented at the hearing, and finding that
the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the
following described land:
SEE ATTACHED
Based on the following findings:
1) Town of Star Prairie recommends approval of the rezoning request.
2) The proposal meets all requirements of the St. Croix County Zoning Ordinance.
3) The request is compliant with §91.77.
4) No objections were voiced to the rezoning request.
5) Soils are generally poor, and difficult to farm. Class VI soils are present on site.
6) Ag /Residential land abuts the property.
7) The land purchase by the Fish and Wildlife Agency (which prompted the
requirement that the applicant rezone the remainder land under 35 acres) will be
a boost to the lake cluster watershed.
8) Any land rezoned must go through a separate Certified Survey Map (CSM)
process.
THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in
regular session, that the parcel is now rezoned from Agriculture to Ag.- Residential.

I, Gary L. Kratz, Registered Land Surveyor, do hereby certify that at the request of the U.S. Fish
and Wildlife Service, I have made a survey of the following described tract of land located in
Wisconsin, St. Croix County, Town of Star Prairie, approximately three miles west of the village
of Huntington, Wisconsin, being part of the land described in a Warranty Deed from Alvina
Strohbeen to Russell R. Strohbeen et ux., dated October 16, 1974, recorded October 17, 1974 in
Book 516, Page 625 as Document Number 324344 in the records of St. Croix County; described
according to the public land surveys:
Township Thirty-one (31) North. Range Eighteen (18) West, Fourth Principal Meridian: In
section five (5), part of the South Half Southwest Quarter (S1 /2SW1 /4), described as follows:
OUTLOT 1:
COMMENCING at Southeast corner of the Southwest Quarter (SW1 /4); thence along the east
line of the Southwest Quarter (S W 1 /4), N.1 °03'28 "E.,0.62 feet to the POINT OF BEGINNING
on the centerline of County Trunk Highway "H ", described in Book 522, Page 541 as Document
No. 326766; thence along said east line of said Southwest Quarter (SW1 /4), N.1 °03'28 "E.,
