CHAPTER 17, ST. CROIX COUNTY ZONING CODE, AND
CHAPTER 18, ST. CROIX COUNTY SUBDIVISION REGULATIONS,
TO ESTABLISH A TWO -ACRE MINIMUM RURAL RESIDENTIAL LOT SIZE
ORDINANCE NO 0 (2000)
WHEREAS, the St. Croix County Development Management Plan recommends that rural
residential lots should be no less than two acres; and
WHEREAS, several towns have established a minimum lot size of two acres for rural
residential lots through town subdivision regulations; and
WHEREAS, additional towns support a minimum lot size of two acres for rural residential
lots; and
WHEREAS, a larger minimum lot size of two acres will provide for more effective siting of
rural dwellings and associated facilities such as septic systems, wells and driveways;
NOW, THEREFORE, the St. Croix County Board of Supervisors does ordain that Chapter
17, Zoning Code, and Chapter 18, Subdivision Regulations, of the St. Croix County Ordinances,
are amended as follows:
Section 17.09 is amended to add the following definition:
17.09 CLUSTER SUBDIVISION. A subdivision in which the lot sizes are reduced below those
normally required in the zoning district in which the development is located, in return for the
provision of permanent undeveloped land.
Section 17.14(2)(b) is amended to read:
(2) MINIMUM LOT AREA.
(b) Residences allowed under par. (1)(b) above, which are on parcels separated by
means of certified survey map from the tract or farm operation to which they relate,---The
provisions of § 17.13(2(b) shall apply (onc acre minimum parcel sizc)., must have a
minimum lot area of two (2) acres.
Section 17.15(2) is amended to read:
(2) MINIMUM LOT AREA. The provisions of § 17.13(2)(b) shall apply to
residential-par-eels, Lot area shall be an average of not less than two (2) acres with a
minimum lot area of one and one -half (1.5) acres. Lots in a cluster subdivision authorized
by an applicable town subdivision ordinance may have a minimum lot area of one (1) acre.
Section 17.27(1)(a) is amended to read:
(1) LOTS NOT SERVED BY PUBLIC SEWER.

Section 18.16(H)(5) is amended to read:
(5) Lot width as measured at the building setback line, and lot area for improvements,
shall conform to the requirements of County land use regulations but shall not be
less than the following:
