CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM AGRICULTURE To, AG -TWO ORDINANCE NO. 55 (...00 WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and Parks Committee; and WHEREAS, at the request of the County Board this Committee is to review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on the rezoning request of RALPH AND MARGUERITE OLSON on June 28, 2000 at the St. Croix County Government Center in Hudson, Wisconsin; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all written information and verbal testimony presented at the hearing, and finding that the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following described land: A parcel of land located in the E %2 of the NW 1 /4 of Section 11, T31N -R17W, Town of Stanton, St. Croix County, Wisconsin, described as follows: Beginning at the North Quarter corner of said Section 11; thence, on an assumed bearing along the north /south Quarter of said Section 11, South 00 degrees 02 minutes 54 seconds East a distance of 2589.04 feet to the east/west Quarter line of said Section 11; thence, along last said east/west Quarter line, South 89 degrees 30 minutes 45 seconds West a distance of 1324.28 feet to the west line of the Southeast Quarter of the Northwest Quarter of said Section 11; thence, along last said west line and the west line of the Northeast Quarter of the Northwest Quarter of said Section 11, North 00 degrees 03 minutes 47 seconds East a distance of 2596.00 feet to the north line of the Northwest Quarter of said Section 11; thence, along last said north line, North 89 degrees 48 minutes 46 seconds East a distance of 1319.19 feet to the point of beginning. Containing 78.66 acres. Subject to County Trunk Highway "H" along the north line, and County Trunk Highway "T" along the east line, of the above described property; also subject to all easements, restrictions and covenants of record. Based on the following findings: 1) The Town of Stanton supports the rezoning. 2) Rezoning of the parcel would have no adverse effect on surrounding lands. 3) The Town and County have certified that the provisions of § 91.77 have been met. 4) The rezoning conforms to the County Plan. 5) The land is in the rural planning area and is an appropriate use. 6) There is an existing non - metallic mining operation nearby and the site is located on two county roads. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the parcel is now rezoned from Agriculture to Ag -Two. Dated this / 5 day of , 2000. ST.
