WHEREAS, Chapter 17, Sec. 17.70(3) of the St. Croix County Zoning Code
outlines the zoning and septic tank permit regulations; and
WHEREAS, the County is authorized to enact regulations on zoning permits.
This Chapter is adopted under the authority granted by Secs. 59.67, Wisconsin Statutes;
and
WHEREAS, the Planning, Zoning and Parks Committee held a public hearing on
INSERT DATE to consider amending the County regulation regarding temporary
occupancy permits. The Planning, Zoning and Parks Committee has the authority to
recommend a change in the ordinance where they deem necessary.
THEREFORE, the Planning, Zoning and Parks Committee, having considered
all testimony presented at the hearing, recommend the County Board of Supervisors
approve an amendment to the St. Croix County Zoning code to change the issuance of
temporary occupancy permits as follows:
Subchapter VII. of the St. Croix County Ordinance is amended to read as follows:
SUBCHAPTER VII
ADMINISTRATION AND ENFORCEMENT
17.70 ADMINISTRATION.
(3) ZONING AND SEPTIC TANK PERMITS
(c ) 3. Temporary Occupancy Permits. Any other provisions to the contrary
notwithstanding, no person shall place, occupy or use a trailer, van,
mobile home, recreational vehicle, tent, bus, truck, automobile or
similar apparatus for residential purposes, temporary or permanent, on
any parcel not having a legal and occupied principal structure other
than in areas specifically zoned and approved for such occupancy.
However, the owner of a parcel who holds a valid zoning- building
permt and sanitary permit for construction of a principal structure may
apply for and obtain approval by a Land Use Permit. issued by the St.
Croix County zoning office,speeial- exception for temporary placement
and occupancy of a travel trailer or manufactured home mobile
dwelling -unit during construction on condition of connecting such unit
to the use of a legal sanitary system. The Zoning Office shall send a
copy of the Land Use Permit to the town wherein the lot is located. Tho

residential occupancy of the travel trailer or manufactured mobile -home
unit- shall cease when the principal home is capable of occupancy.
Additionally. when the residence becomes occupied. the manufactured
home shall be removed from theproperty. Temporary occupancy shall
not exceed one year. unless an extension is granted by the St. Croix
County zoning office.
