CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM INDUSTRIAL TO AG - RESIDENTIAL ORDINANCE NO. 54 6 (..P WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and Parks Committee; and WHEREAS, at the request of the County Board this Committee is to review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on the rezoning request of Ronald C. Bonte on September 13, 2000 in the St. Croix Agricultural Center in Baldwin, Wisconsin; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all written information and verbal testimony presented at the hearing, and finding that the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following described land: A parcel of land located in the NW % of the NE % and the SW 1 /4 of the NE Y4, all in Section 16, T29N -R17W, Town of Hammond, St. Croix County, Wisconsin. Parcel contains 80 acres. Based on the following findings: 1) The Town of Hammond supports the rezoning. 2) Rezoning of the parcel would have no adverse effect on surrounding lands. 3) The land is in the rural planning area and is an appropriate use. 4) The land is not in a primary environmental corridor. However, there are three environmental features in the NW % of the NE' of Section 16, T29N -R17W, of the site. A woodland which includes steep slopes of 20 percent or greater and a closed depression. Closed depressions can easily lead to groundwater ../" contamination. The owner should be made aware that the County will not allow development of the slopes greater than 20 percent and the closed depression. There are severe limitations associated with the development of these features and they need to be protected. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the parcel is now rezoned from Industrial to Ag.- Residential.
