ST. CROIX COUNTY LAND USE ORDINANCE
REZONING LAND FROM
AGRICULTURE TO AG /RESIDENTIAL
ORDINANCE NO. 4 / 7 6
WHEREAS,the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning,
Zoning and Parks Committee; and
WHEREAS, at the request of the County Board this Committee is to review petitions, hold
public hearings, and present its recommendations for rezoning requests to the County Board for
action; and
WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public
hearing on the rezoning request of CYRELLA FLANDRICK on June 10, 1998 in the Somerset
Town Hall; and
WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having
considered all written information and verbal testimony presented at the hearing, and finding that
the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the
following described land:
The Southeast Quarter of the Southeast Quarter, the Northeast Quarter of the
Southeast Quarter, the South Half of the Southeast Quarter of the Northeast
Quarter, part of the Southwest Quarter of the Southeast Quarter, part of the
Northwest Quarter of the Southeast Quarter all in Section 12, Township 30 North,
Range 19 West, Town of Somerset, St. Croix County, Wisconsin, described as
follows:
Beginning at the Southeast corner of said Section 12; thence, on an assumed
bearing along the south line of the Southeast Quarter of said Section 12, South
89 degrees 08 minutes 47 seconds West a distance of 2655.70 feet to the South
Quarter corner of said Section 12; thence, along the north /south Quarter line of
said Section 12, North 00 degrees 28 minutes 20 seconds East a distance of
984.89 feet to the southwest comer of Lot 1 of a Certified survey Map recorded
in Volume 7 page 1937 in the Register of Deeds Office in said County; thence,
along the south line of said Lot 1, South 89 degrees 31 minutes 40 seconds East
a distance of 282.52 feet; thence, along the east line of said Lot 1, North 00
degrees 28 minutes 20 seconds East a distance of 462.56 feet; thence, along the
north line of said Lot 1, North 89 degrees 31 minutes 40 seconds West a distance
of 282.52 feet to the said north /south quarter line of said Section 12; thence,
along last said north /south quarter line, North 00 degrees 28 minutes 20 seconds
East a distance of 471.38 feet to the southwest corner of Lot 1 of a Certified
Survey Map recorded in Volume 7 page 1873 in the Register of Deeds Office in
said County; thence, along the south line of last said Lot 1, South 89 degrees 31
minutes 40 seconds East a distance of 242.00 feet; thence, along the east line
of last said Lot 1, North 00 degrees 28 minutes 20 seconds East a distance of
180.00 feet; thence, along the north line of last said Lot 1, North 89 degrees 31
minutes 40 seconds West a distance of 242.00 feet to the said north /south quarter
line of said Section 12; thence, along last said north /south quarter line, North 00
degrees 28 minutes 20 seconds East a distance of 561.98 feet to the center of
said Section 12; thence, along the east/west Quarter line of said Section 12, North
89 degrees 39 minutes 19 seconds East a distance of 1320.93 feet to the
southwest corner of the South Half of the Southeast Quarter of the Northeast
Quarter of said Section 12; thence, along the west line of last said South Half,
North 00 degrees 24 minutes 35 seconds East a distance of 658.78 feet; thence,
along the north line of last said South Half, North 89 degrees 38 minutes 38
seconds East a distance of 1320.22 feet to east line of the Northeast Quarter of
said Section 12; thence, along last said east line, south 00 degrees 20 minutes
50 seconds West a distance of 659.03 to the Est Quarter Comer of said Section
12; thence, along the east line of the Southeast Quarter of said Section 12, south
00 degrees 10 minutes 53 seconds West a distance of 2637.07 feet to the point
of beginning. Containing 7,711,274 square feet (177.03 acres). Subject to all
easements, restrictions and covenants of record.
From Agriculture to Ag /Residential
THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors,
meeting in regular session, that the parcel is now rezoned from Agriculture to Ag /Residential.
