AMENDMENTS TO ST. CROIX COUNTY CODE OF
ORDINANCES LAND USE AND DEVELOPMENT CHAPTER 17
ZONING SECTION 17.72 REZONING AMENDMENTS -
KNUDSON, TOWN OF SOMERSET
1 The St. Croix County Board of Supervisors does ordain as follows:

3 WHEREAS, Scott Knudson applied to St. Croix County Community Development Department to
4 rezone approximately 3.0 acres in the SW 1/4 of the NW 1/4 Section 35, T3 IN, R19W, in the Town of
5 Somerset, from Agricultural Residential to Commercial; and
6
7 WHEREAS, the St. Croix County Community Development Committee held a public hearing on
8 the rezoning request on July 23, 2013 in Hudson, Wisconsin; and
9
10 WHEREAS, the St. Croix County Community Development Committee considered all written
11 information and verbal testimony presented at the hearing, and made the following findings in support of the
12 request:
13 1. The Town of Somerset has recommended approval.
14 2. The request is consistent with the St. Croix County Comprehensive Plan and the St. Croix
15 County Natural Resources Management Plan based on:
16 a. The use will promote the retention and expansion of existing businesses in the County.
17 b. The use fosters the recruitment and incorporation of new businesses in the County.
18 c. The use will help promote the County as a tourism destination.
19 d. The use helps limit commercial or industrial business development interference with
20 surrounding existing uses.
21 e. The proposed use is consistent with the goal to protect and improve groundwater quality
22 to supply clean water for drinking and recharging surface waters and wetlands.
23 f The proposed use is consistent with the goal to protect and enhance surface waters and
24 wetlands to preserve their ecological functions and recreational and scenic values.
25 g. The proposed use is consistent with the goal to protect and restore fish and wildlife
26 habitats for native species, improved water quality, recreational opportunities, and natural
27 beauty.
28 3. It appears that the proposed use can comply with standards in the Land Use, Subdivision and
29 Sanitary ordinances.
30 4. The proposed use is consistent with the spirit or intent of the Ordinance.

32 THEREFORE, the following described parcel is hereby rezoned from Agricultural Residential to
33 Commercial:

feet; thence North 43 degrees 36 minutes 04 seconds West a distance of411.58 fwt;
thence North 89 degrees 29 minutes 03 seconds last a digtanae of 318.46 fit to said east
line ofthe Southwest Quarter of the Norfl wp t Quarter; thence South 03 degrees 36
minutes 04 sewnds East a distance of 411.58 feet to the point of beghnAng. Containing
130,881 square feet (3-00 arses)- Subject to A easements, restrictions, and covenants of
