HomeMy WebLinkAboutOrdinance 2014 (828) parking areas for the commercial use. Currently, the clubhouse does not meet setback requirements to the edge of the commercially zoned property. Now, in order to construct an addition on to the existing clubhouse, additional area of the golf course property would need to be rezoned so that the entire existing structure, the addition to the structure, all parking areas and driveways, and all POWTS (Private Onsite Wastewater Treatment System - aka: septic system) components and POWTS replacement area would be contained within the Commercial District boundary and also must be of adequate size to meet required setbacks. Also, properties within County zoning jurisdiction are no longer allowed to contain more than one zoning district within a single lot or parcel. Ordinance No. 828 (2014) AMENDMENTS TO ST. CROIX COUNTY CODE OF ORDINANCES LAND USE AND DEVELOPMENT CHAPTER 17 _ ZONING SECTION 17.72 REZONING AMENDMENTS - TROY BURNE LLC, TOWN OF TROY 1 The St. Croix County Board of Supervisors does ordain as follows: 2 3 WHEREAS, Troy Burne, LLC applied to St. Croix County Community Development Department 4 to rezone approximately 7.218 acres in the NW 1/4 of the SW 1/4 Section 19, T28N, R19W; and in the NE 1/4 5 of the SE 1/4 Section 24, T28N, R20W; all in the Town of Troy, from Agricultural Residential District to 6 Commercial District; and 7 8 WHEREAS, the St. Croix County Community Development Committee held a public hearing on 9 the rezoning request on January 16, 2014 in Hudson, Wisconsin; and 10 11 WHEREAS, the St. Croix County Community Development Committee considered all written 12 information and verbal testimony presented at the hearing, and made the following findings in support of the 13 request: 14 1. The Town of Troy has recommended approval. 15 2. The request is consistent with the St. Croix County Comprehensive Plan and the St. Croix 16 County Natural Resources Management Plan based on: 17 a. The use will promote the retention and expansion of existing businesses in the County. 18 b. The use fosters the recruitment and incorporation of new businesses in the County. 19 c. The use will help promote the County as a tourism destination. 20 d. The use helps limit commercial or industrial business development interference with 21 surrounding existing uses. 22 e. The proposed use is consistent with the goal to protect and improve groundwater quality 23 to supply clean water for drinking and recharging surface waters and wetlands. 24 f The proposed use is consistent with the goal to protect and enhance surface waters and 25 wetlands to preserve their ecological functions and recreational and scenic values. 26 g. The proposed use is consistent with the goal to protect and restore fish and wildlife 27 habitats for native species, improved water quality, recreational opportunities, and natural 28 beauty. 29 3. It appears that the proposed use can comply with standards in the Land Use, Land Division 30 and Sanitary ordinances. 31 4.
