715:. $6-4677 Staff finds that the plans meet the standards in Section 17.29(2)(c) of the St. Croix County
Zoning Ordinance. This approval is subject to the findings and conditions stipulated by
R ymng the St. Croix County Board of Adjustment in its variance decision dated October 30,
5-386-4675 2006 (File#SE0103).
This approval does not allow for any land disturbance or development beyond the
limits of this request. Your infonnation will remain on file in the St. Croix County
Planning and Zoning Department. It is your responsibility to ensure compliance with
any other local, state, or federal rules or regulations.

1. Describe the details of your request.
Our request is for a special exception single family residential
building permit (and associated permits). When the lot was
created, it was a legal lot. However, due to changes in zoning laws
and regulations, it is no longer.
2. Describe the impact of your request on the enjoyment and value
of surrounding properties. If there is no impact, explain why.
We don't believe that there will be a negative impact on
surrounding properties. The plans for our home are consistent with
those in the surrounding neighborhood. We plan on maintaining as
natural a landscape as possible to keep natural vegetative screens
between neighbors, the lake and ourselves. We hope to add to the
enjoyment of the lake by doing what is necessary to preserve and
improve it. We also hope to add value to the surrounding
properties by maintaining our home, property and shoreline.
3. Describe the compatibility of your request with the uses and
character of the surrounding area.
The plans for our home are consistent and compatible with the
surrounding neighborhood. We will maintain the character of the
natural shoreline to a degree above and beyond the minimum
standards.
4. Describe how your request is consistent with the spirit and intent
of the zoning district in which your property is located.
Our request is consistent with the spirit and intent of the protection
of public health and general welfare of the public. This will be
achieved by using modern building and septic practices.
Recommended landscaping tecniques will also be used to
minimize stormwater runoff through the use of a raingarden(s)
along with planting of native vegetation to stabilize topsoils in the
protection of the lake.
5. Describe how your request will impact public health, safety and
general welfare. What measures will you take to minimize any
negative impacts?
We don't believe there will be any negative impact on public
health, safety or general welfare. Any temporary negative impacts
will be minimized by modern anti-erosion tecniques. Rainwater
runoff will be controlled by the use of a raingarden(s). The
shoreline will be maintained and preserved as natural as possible.
Landscaping will be consistent with native vegetation and designed
to hide much of our house from the road. The location of the
house on the lot will be naturally hidden from the lakeview by
existing vegetation.
6. How will you ensure that your request will not constitute a
nuisance by reason of dust, smoke, odor or other similar factor?
What measures will you take to prevent a nuisance?
The construction of our home in the fall, during naturally damp
conditions, will minimize dust during the excavation phase. We do
not suspect smoke or odor to be a factor for any reason. If dust
were to become a p roblem, we most certainly will artificially
dampen the building site to minimize dust.
7. Additional Comments:
We believe our request for a special exception single family
residential building permit (and associated permits) will have no
negative impact on the public or the enjoyment and value of
surrounding properties. Our request is consistent with the spirit
and intent of the protection of the general welfare of the public and
we move forward with the intent to work closely with the state of
Wisconsin and county of St. Croix in the preservation and
protection of Squaw Lake.
