November 14, 1972 Mr. Lawrence Casey \ New Richmond Wisconsin 54017 Dear Mr. Casey: The St. Croix County Zoning Ordinances states in Section 6.0 -Zoning Provisions, "the width shall be at least 1/2 or 5076 of the depth--measured at the front yard setback. " This provision applies to all lots of less than five acres in size. :Your situation was discussed at the November 10, 1972, session of the -__ St.. Croix County Board of Adjustment. On the decision of the Department of Natural Resources, the Board determined that it will be necessary for yourta:comply with the regulations. Present were: Supv. Afdahl, Supv. Heffron, Supv. Luckwaldt, and Harold Barber, Zoning Administrator. Mr. Lawrence Casey of New Richmond talked to the Board about land he has sold that does not conform to area requirements. Mr. Casey stated that he had contacted his townboard for information on the sale of the land. The Board informed Mr. Casey of the decision of the Department of Natural Resources stating that as long as land is available to meet the requirements then they must be met. Mr. Casey thanked the Board and said he would comply with the ordinances. Mr. LaVerne Anderson requested a variance on lot size along his land which borders the St. Croix River. The variance would exclude all the steep bank along his property line. The length is approximately 340 feet from the bluff and 1, 140 feet long. After questioning Mr. Anderson, the Board informed him that they would inspect the property and he would be informed by mail of their decision. Mr. Duane Ailts requested to build a calf building onto hi.s barn. His barn does not meet the setback requirements. The present milk house is 63 feet from the centerline of the townroad and the new building will be 75 feet from the centerline. After questioning Mr. Ailts, the Board informed him that an inspection of his property would be made and that the Zoning Administrator would inform him of the Board's decision. Meeting adjourned to inspect the properties. Upon inspection of the Anderson property, a motion was made and carried that Mr. Anderson be granted approval on his variance providing all buildings are built no closer to the river than 35 feet from the high point of the bluff. After inspection of the Ailts property, a motion was made and carried that Mr. Ailts be permitted to build a calf pen 75 feet from the centerline of the town road. The property of Mr. Lawrence Casey was seen. Comments were made by Supv. Heffron and Supv. Luckwaldt. Meeting adjourned at 5:00 p. m. R. J.
