Dear Mr. Hague:
This letter confirms zoning approval according to the plan you have submitted to the Zoning Office for
your remodeling project. Please find enclosed an administrative land use permit for your project. This
permit allows you to complete the project as submitted.
This permit has been issued with the following conditions:
• Complete the landscaping plan as submitted and designed by Meehan Bros.Nurseries in 2000.
• Submit an erosion control application to the Zoning Office for review and approval. All Best
Management Practices(erosion control devices)must be installed prior to the commencement of
any grading activity.
• Notify the Zoning Office 3 days prior to the commencement of the project and upon the
completion of the project.
• Permit is valid for one year from the issuance date.
• Obtain a town-building permit prior to the commencement of the project. Please contact Dwight
Farnham,Town of St. Joseph Deputy Zoning Administrator at 715-549-5203.
• Submit photos of the final construction to the Zoning Office.
The plans as submitted are found to be in compliance with the provisions of the St. Croix County Zoning
Ordinance and the Lower St. Croix River Valley District. Staff finds that the project meets the spirit and
intent of the St. Croix County Zoning Ordinance(Lower St. Croix River Valley District)for the following
reasons:
1. The dwelling was constructed prior to the enactment of the Lower St. Croix Riverway Ordinance;
2. This proposal will not increase the visibility of the dwelling as seen from the river.
3. The approval of this project will not effect the public health, safety and welfare of the residents of St.
Croix County;
4. Single family residences are a permitted use in this district;
5. The existing vegetation shall be managed to maintain the essential character, quality and density of
existing growth. Removal of vegetation(trees and shrubs) is prohibited.
6. This approval will not change the character of the neighborhood.
7. The grading limits will not disturb 12% slopes.
8. A survey is on file.
9. A registered architect has designed the plans.
10. The structure will not exceed 35-feet in height.
11. All earth tone colors will be used on the structure's exterior.
If the scope of the project changes, please contact the Zoning Office immediately so we can assess the
project to ascertain if additional zoning permits or approvals are necessary.

Applications will not be accepted until the applicant has met with department staff to review the request
to determine if additional information is needed.
It is important to note that some information may be waived by the Zoning Department following review of the plans and/or a site visit by staff.
❑ A general written statement that specifically identifies the request.
❑ A statement indicating whether or not a private water or sewage system is to be installed.
❑ SITE DEVELOPMENT PLAN—
A complete site plan showing at a minimum the location of the following:
■ Identify all slopes of 20%and greater.
■ (Riverway)Identify all blufflines(any slopes 12%or greater)and show setbacks from blufflines,
• Lot dimensions—total area,
■ Location of any structures with distances measured from the lot lines and centerline of all abutting streets or highways,
■ Location of any existing or proposed on-site septic system or private water supply systems,
■ Location of the ordinary high water mark(OHW M)of any abutting navigable waterways and show all setbacks from the
OHWM.
■ Location and landward limit of all wetlands,specifications and dimensions for areas of proposed wetland alteration.
■ Existing and proposed topographic and drainage features and vegetative cover,
• Location of floodplain and floodway limits on the property as determined from the County floodplain zoning maps.
• Location of existing access roads,and recorded easements,
• Any other unique limiting condition of the property

For projects that involve land disturbance requests the following information may be required:

Re: 1350 Egard Street Remodeling Project Description
We would like to add additions to the north and west side of our home at 1350 Egard St.
These additions are not viewable from the river since they are either being built on the
side of the home opposite of the river or are screened by existing trees and other
vegetation. None of the additions encroach closer to the river.
The north side addition is one story and approximately 11' x 22' with a shed style roof
and a basement underneath.
The west side additions include:
• 2'x14' addition with crawl space
• 2' to 3' x 15' addition that has a combination of crawl space and full basement
• Front porch that is approximately 8' x17'.
All original existing windows and flooring will be replaced. Additional interior work will be
done to add an office and laundry room. The kitchen, master bedroom, and bathroom
will also be remodeled.
The existing deck will be repaired.
Landscaping will be done to provide additional screening of the home from the river.
No private water or sewage system is being installed.
