Planning This letter confirms zoning approval according to the plans you have submitted to build a
715-386-46 1368 square foot unattached garage on your property in the Lower St. Croix River Valley
District in the Town of St. Joseph.

7 386-4677 Staff finds that the proposed garage meets the spirit and intent of the St. Croix County Zoning
R cling Ordinance and Lower St. Croix River Valley Overlay Zoning with the following findings:
386-4675 1. The proposed garage, with proper earth-tone coloring and screening with native
vegetation,will not detract from the natural beauty of the bluff and shoreline;
2. The proposed garage meets the required setbacks from the OHWM, bluffline, property
lines,and road;
3. The Wisconsin Department of Natural Resources and Land and Water Conservation
Department have reviewed the plans and have no objections; and
4. The approval of this project meets the intent and purpose of the Ordinance and will not
affect the public health,safety and welfare of County residents.
Approval of the land use permit is subject to the following conditions:
1. The garage and all trim must be painted or finished in natural or earth tone colors.
2. The height of the garage shall not exceed 15 feet as measured from the base ground
elevation to the midpoint of the roof.
3. The applicant shall ensure that the garage does not encroach within the 100' bluffline
setback or any of the other applicable setbacks.
4. Prior to beginning construction,the applicant shall submit to the Planning and
Zoning Department an erosion control plan that includes a construction timeline,
grading limits, seeding,mulching, and information on the installation of erosion
control measures as needed. Please follow the steps in the publication,Erosion
Control for Homebuilders, when creating the plan(enclosed). The plan should also
include at a minimum, one row of silt fence to be located on the south end of the
proposed garage.
S. The applicant must contact the Planning and Zoning Department prior to
commencing site preparation and when all construction is completed.
6. Immediately upon completion of the construction, the applicant shall re-establish

GENERAL'APPLICATION REQV1REMENTS
Applications will not be accepted until the applicant has met with department staff to review the request
to determine if additional information is needed.
It is important to note that some information may be waived by the Planning&Zoning Department following review of the plans
and/or a site visit by staff.
❑ A general written statement that specifically identifies the request.
❑ A statement indicating whether or not a private water or sewage system is to be installed.
❑ SITE DEVELOPMENT PLAN—
A complete site plan showing at a minimum the location of the following:
■ Identify all slopes of 20%and greater.
■ (Riverway)Identify all blufflines(any slopes 12%or greater)and show setbacks from blufflines,
■ Lot dimensions—total area,
■ Location of any structures with distances measured from the lot lines and centerline of all abutting streets or highways,
■ Location of any existing or proposed on-site septic system or private water supply systems,
■ Location of the ordinary high water mark(OHWM)of any abutting navigable waterways and show all setbacks from the
OHWM.
■ Location and landward limit of all wetlands,specifications and dimensions for areas of proposed wetland alteration.
■ Existing and proposed topographic and drainage features and vegetative cover,
■ Location of floodplain and floodway limits on the property as determined from the County floodplain zoning maps.
■ Location of existing access roads,and recorded easements,
■ Any other unique limiting condition of the property

Dear Jenny;
Enclosed are the submittal materials for the above-referenced project. Mr. McGuire is
proposing to construct a garage on his property located in the St. Croix Riverway District.
Private water and sewage systems exist on the site. They will remain and no additional water or
sewage system is to be installed. We understand that the Town of St. Joseph Plan Commission
determined that their approval was not required at the June 22, 2005 Plan Commission meeting.
