Your residence is located at 183 Riverview Acres Road in the Town of St. Joseph. Please find enclosed an administrative land use permit for your project. This permit allows you to complete the project as submitted. This permit has been issued with the following conditions: • All of the existing vegetation shall be managed to maintain the essential character, quality and density of existing growth on the property. • Notify the Zoning Office 3 days prior to the commencement of the project. • Contact the Zoning Office upon completion of the project to schedule a final site visit to verify compliance with this approval. • Permit is valid for one year from the issuance date. • Obtain a town-building permit prior to the commencement of the project. Please contact Dwight Farnham,Deputy Zoning Administrator at 715-549-5203 to obtain the necessary building permits for the project. • Submit photos, as taken from the river during the summer months, of the final construction to the Zoning Office. The plans as submitted are found to be in compliance with the provisions of the St. Croix County Zoning Ordinance and the Lower St. Croix River Way District. Staff finds that the project meets the spirit and intent of the St. Croix County Zoning Ordinance (Lower St. Croix River Way District) for the following reasons: 1. Single-family residences are a permitted use in the Lower St. Croix River Way District. 2. The addition will be within the footprint of the existing foundation(footprint). 3. The structure's height conforms to the height requirements of the District. 4. The approval of this project will not affect the public health, safety and welfare of the residents of St. Croix County. 5. The structure's exterior will be earth tone, which will bend the residence into the natural surroundings. 6. This approval will not change the character of the neighborhood. 7. The project requires no additional grading. s. The applicant will replace the existing Private Onsite Wastewater Treatment Systems (POWTS)with a new system. If the scope of the project changes,please contact the Zoning Office immediately so we can assess the project to ascertain if additional zoning permits or approvals are necessary. You have indicated in application that you are replacing the existing detached garage with a 30-foot by 60-foot garage. The your app y p S g average height of the new structure is 14 '/z-feet. Staff finds that the proposal to construct a garage at this location meets the meets the spirit and intent of the St. Croix County Zoning Ordinance for the following reasons: 1. The proposed garage meets the Class E roadway setbacks(83 feet from the centerline or 50 feet from the right-of-way, which ever is greater) as shown on the plot plan. You should verify the town setback requirements when applying for the building permit. 2. The garage height will not exceed the 15-foot height requirement according to Section 17.12(5)of the St. Croix County Zoning Ordinance. 3. Garages are a permitted accessory use in the lower St.Croix River Valley District. 4. The resulting construction will not take place on slopes greater than 12%. 5.
