Dear Mr. Gin:
This letter confirms zoning approval according to the revised plans you submitted to the Zoning Office to
replace your deck within the existing footprint,expand your kitchen beneath into the existing porch area,
and add deck to serve an upstairs bedroom. Your residence is located at 171 Riverview Acres Road in the
Town of St.Joseph. Please find enclosed an administrative land use permit for your project. This permit
allows you to complete the project as submitted.
This permit has been issued with the following conditions:
• All of the existing vegetation shall be managed to maintain the essential character, quality and
density of existing growth on the property.
• Notify the Zoning Office 3 days prior to the commencement of the project.
• Contact the Zoning Office upon completion of the project to schedule a final site visit to verify
compliance with this approval.
• Permit is valid for one year from the issuance date.
• Obtain a town-building permit prior to the commencement of the project. Please contact Dwight
Farnham, Deputy Zoning Administrator at 715-549-5203 to obtain the necessary building permits
for the project.
• Submit photos, as taken from the river during the summer months, of the final construction to the
Zoning Office.
The plans as submitted are found to be in compliance with the provisions of the St. Croix County Zoning
Ordinance and the Lower St. Croix River Way District. Staff finds that the project meets the spirit and intent
of the St. Croix County Zoning Ordinance(Lower St. Croix River Way District) for the following reasons:
1. Single-family residences are a permitted use in the Lower St. Croix River Way District.
2. The reconstruction of the residence will not increase its nonconformity (structure does not meet the
hlnfflinP cPtharlrT
3. The builder is proposing to use the existing foundation (footprint).
4. The structure's height conforms to the height requirements of the District.
5. The approval of this project will not affect the public health, safety and welfare of the residents of St.
Croix Count),.
6. The structure's exterior will be earth tone, which will bend the residence into the natural surroundings.
7. This approval will not change the character of the neighborhood.
8. The project requires minimal grading and grading activities will not take place on slopes greater than
12 %.

If the scope of the project changes, please contact the Zoning Office immediately so we can assess the
project to ascertain if additional zoning permits or approvals are necessary.

Dear Mr.Gin:
Staff has reviewed the land-use permit application request to remodel your existing home at 171 Riverview Acres
Road. Staff needs additional information to complete our review.
To complete the review,you must submit the following information to the Zoning Office for the land-use permit
application:
1. Provide the exact dimensions of the existing ground deck on the riverside of the house.
2. Provide a drawing showing how the new addition(dining room and sitting room)and stairway from the
upper deck will be in the same footprint of the existing ground deck. Expanding the existing footprint of a
nonconforming structure is not allowed without a variance being granted by the St.Croix County Board of
Adjustment.
3. In exhibit 4 you show a deck that appears to encroach further into the bluffline setback. Once again,
expansions into the setback area cannot be approved under this administrative review and will require a
variance.
4. Also shown in exhibit 4 is a hot tub on the riverside of the house. A hot tub does meet the definition of a
structure and is required to comply with the bluffline setback.
Please address points 3 and 4 above and submit a revised site plan.
The application will be reviewed once the requested information is received by the Zoning Department.
You are encouraged to contact zoning staff to review the above items mentioned. We look forward to working with

We would like to modify the request for remodeling within the existing area of the house.
New deck in the existing area and hot tub will build on the new porch area as shown
on page 2 of the attachment.
Any additional request would require approval of the Wisconsin DNR and would be
handled as separate variance.

Dear Mr. Eslinger:
Please find enclosed additional information you requested on our land-use permit
application.
The preliminary final plans show exact dimensions of the proposed remodeling and detail
of the screen porch and deck areas. A site plan is also shown with the proposed changes
to the existing house. The proposed kitchen expansion, screen porch and 2°d floor deck
will be within the existing footprint. We would like to add a new deck and stairway that
may require approval and variance. The new deck would be 6'0"x 42'8"and<24"
above the existing grade and be greater than 40' from the bluff line. The hot tub will be
located in the proposed porch area.
We have also provided a south elevation(overlooking river)that shows the proposed
remodeled area. We believe that the proposed changes would not be significantly visible
from the river.

The request is for remodeling of existing residential structure located at 171 Riverview
Acres Road, Hudson,WI 54016. The original structure was build in June 1973 and is
a two-story wood framed house. Remodeling will consist of extending walls for a kitchen
and replacing a deck with a 2nd floor open deck and room. The proposed remodeling will
fall within the overall footprint of the existing structure.No new part of the structure will
be closer or taller than the existing structure or change the current view from the river.
No additional private water or sewage system will be required.
