SURVEYOR'S REPORT
The south line of the parcel shown and described on this map is based upon
found monuments and deeds of record for the small tracts that are south of
and adjacent to said parcel. Following the rules for subdivision of
sections as set forth in Chapter 59.62 of State Statutes, to locate the
south line of the NW1/4 of the NW1/4, shows that said south line is south
of the said found monuments and the described north line of said small
tracts. An attorney should be consulted regarding this matter.
SURVEYOR'S CERTIFICATE
I, Douglas J, Zahler, Registered Wisconsin Land Surveyor, hereby certify,
that by the direction of George Hoel, I have surveyed and mapped a parcel
of land located in part of the NW1/4 of the NW1/4 of Section 32, T29N,
R19W, Town of Hudson, St. Croix County, Wisconsin; further described as
follows:
Commencing at the Northwest corner of said Section 32; thence S00046117"E,
along the west line of said NW114, 1056.79 feet, thence N89013131"E, 49.50
feet to the easterly right-of-way of Carmichael Road and the point of
beginning; thence N89013131"E, along the southerly right-of-way of
Stageline Road, 12.76 feet; thence N78051158"E, along said southerly right-
of-way, 61.55 feet; thence N78031119"E, along said southerly right-of-way,
308.08 feet to the southwesterly right-of-way of Bittersweet Drive; thence
S43031120"E, along said southwesterly right-of-Way, 360.07 feet to the
point of curvature of a 325.10 foot radius curve, concave southwesterly,
whose central angle measures 08027111", whose chord bears 539017144.5"E and
measures 47.92 feet; thence southeasterly, along the arc of said curve and
southwesterly right-of-way, 47.96 feet to the north line of small tracts
recorded in Volume 471, Page 405, Volume 876, Page 75 in the St. Croix
County Register of Deeds Office; thence N89048119"W, along said north line,
540.37 feet to the easterly line of parcel of land recorded in Volume 477,
Page 519 at above said office; thence N00046'17"W, along said easterly
line, 182.85 feet to the northerly line of said parcel; thence S89013'43"W,
along said northerly line, 110,00 feet to the easterly right-of-way of
Carmichael Road; thence N00046117"W, along said right-of-way, 41.62 feet to
the point of beginning. Parcel contains 2.724 Acres (118,667 Sq. Ft.) and
is subject to and all easements, restrictions and covenants of record.
T also certify that this Certified Survey Map is a correct representation
to scale of the exterior boundary surveyed and described; that I have fully
complied with the provisions of Chapter 236.34 of the Wisconsin Statutes
and the Land Subdivision Ordinance of the County of St. Croix in surveying
and mapping same.
