SURVEYOR'S CERTIFICATE;
I, Bradley J. Bohlen, Registered Land Surveyor, hereby certify;
That I have surveyed, divided, and mapped a parcel of land located in that
part of the NE 1/4 of the NE 1/4 of Section 12, Township 30N, Range 15W,
Town of Glenwood, St. Croix County, Wisconsin, described as follows:
Cannencin at the northwest corner of the NE 1/4 of said Section 12;
Thence S 89.15`49"' E, assumed bearing, along the north line of said
NE 1/4, a distance of 1299.45 feet to the northwest corner of the NE
1/4 of the NE 1/4 of said Section 12, being the point of beginning of
the land to be described; Thence continue S 89°15`49" E, along sold
north line, a distance of 33.00 feet to the east line of the west
33.00 feet of said NE 1/4 of the NE 1/4; Thence S 00011'36" E, along
said cost line, a distance of 337.46 feet; Thence Southerly and
Southeasterly a distance of 110.87 feet along a tangential curve,
concave to the northeast, and having a radius of 100,00 feet, p
central gnggle of 63`31'28", a chord bearing of S 31'57120" E, and a
chord length of 105.28 feet; Thence Southeasterly a distancq of 343.83
feet along a reverse curve, concave to the southwest, and having a
radius of 645.00 feet, a central angle of 30132'34", a chord bearing
of S 48.26'47` E, and a chord length of 339.77 feet; Thence
Southeasterly a distance of 196.48 feet along a c ound curve,
concave to the southwest, and having a radius of 19.00 feet, a
central angle of 5057'34 a chord bearing of S 30°11'43" E. and a
chord length of 196.39 feet; Thence S 27012'56" E. tangent to said
compound curve, a distance of 191.04 feet; Thence S 86 30'00" W a
distance of 527.80 feet to the west line of sold NE 1/4 of the NE 1/4;
Thence N 00011136" W. along said west line, a distance of 1024,45
feet to the point of beginning. Containing 5.20 acres, more or lose.
Sub11°ect to a roadway and utility easement over, under, and across
that part taken by 170TH Avenue, a roadway and utility easement
recorded as Document Number 721809, in Volume 2244, Page 319, in the
Register of Deeds office for acid St. Croix County, a driveway and
utility easement recorded as Document Number 721810. in Volume 2244,
Page 322, in said Register of Deeds office, and subject to ail other
easarents and restrictions of record, if any.
That l have mods Such Survey, land d►v►Slan and map by the direction of
Mr. and Mrs, Daniel Olson, requestors of sold survey, and Mr, Jerry Stoner,
owner of said land.
That such map is a correct representation of the exterior boundaries of
the land surveyed and the mop made thereof.
That I have fully ogrpllsd with th•• provlslons of Chapt rr 236 of the
Wlsaansln Statutes in survey mg. dividing, and mapping ~he same.
