PARCEL DESCRIPTION
A parcel of land located in port of Government Lot 3 of Section
22, T30N, R20W, Town of St. Joseph, St. Croix County, Wisconsin;
being a part of a parcel of land described in Volume 1269, Page
441 as recorded at the St. Croix County Register of Deeds Office;
described as follows:
Commencing at the E1/4 corner of said Section 22; thence
S89059'26"W, along the eost-west quarter line of said Section
22, 2633,65 feet to the northeast corner of said Government Lot
3; thence S89'59'26'*W (rec. N89'57'W), along the north line
of said Government Lot 3, 373.20 feet to the east line of a
parcel of land described in Volume 1059, Page 84 at the St. Croix
County Register of Deeds Office; thence SOO'00'00°E (rec.
SO"4"E), along said east line, 150.00 feet to the northeast
corner of said parcel recorded in Volume 1269, Page 441 and the
Point of Beginning; thence continuing SOO`00'00"E, along the
east line of said parcel, 10.00 feet; thence S89'59'26"W 564.58
feet to a point 32 feet more or less from the water's edge of the
St. Croix River, said paint being the beginning of a meander line
along said river; thence N2216'34'"E, along said meander line,
10.81 feet to a point 32 feet more or less from said water's edge
being the end of said meander line; thence N89'59'26"E (rec.
S89'56'W), along the south line of said parcel in Volume 1059,
Page 84, 560.48 feet to the point of beginning.
Including all land lying between said meander line and said
water's edge of the St. Croix River between the extension of a
line bearing S89'59'26"W from the beginning of said meander
line and the extension of a fine bearing S89'59'26"W from the
end of said meander line.
Above described parcel contains 0.129 acres or (5,627 Sq. Ft.)
and is subject to all easements, restrictions and covenants of
record.
SURVEYOR`S REPORT
By comparing the deeds of the two parcels, ie. Nelson and
Vickerman, it was evident to me that the south line of Nelson and
the north line of Vickermon were not the some line. Nelson's
parcel is described as the north 150 feet of Government Lot 3
which means his south line would be parallel with the north line
of Government Lot 3, whereas Vickerman's deed calls out, the
bearing on the north line of Government Lot 3 as N89°57'W but
calls out the bearing on the north line of the property as
S89'56'W. What this means is that although the southeast
corner of Nelson and the northeast corner of Vickermon are the
some point, the lines diverge as they go west toward the river
creating a triangular shaped parcel of questionable ownership. I
wouldn't know the exact width of that triangle down by the river
without doing additional work but I believe it would be one foot
more or less. An attorney should be consulted regarding this.
