The, purpose of this survey was to establish on the ground 1
the property Lines that are described on a deed from Melvin •
J. Larson-and Neva E Larson to John P. Lein and ❑telia A,.
Lem recorded in Volume 307, Page 151 I was puzzled by the
call "Commencing 670.1 feet north of the centerline of
GIRARD STREET o 0
Summer Street" It appeared that there must have been
confusion as, to where the line between Lots 1 and 2 should
be, and recorded n` Volume 283, Page 541 is a Quit Claim
Deed to said `Larsons for All that part of Lot 1 lying
south of a line which is 670.1 feet north of the centerline

of Summer `Street What puzzled me was that according
to the 'recorded plat of Bates Addition the ine between Lots LEGEND
1 and 2 'should be' 675.81 feet north of the centerUne of
Summer Street This would mean that the entirety of Lot 1
is north of the line described in said deeds and therefore

could not be a part of the property conveyed to the Leins,

I retraced the boundaries of Blocks A, B and C of Bates
2° IRON PIPE FOUND
Addition in order to establish the original tot Unes of
Block B. The measured distances were reasonably close to Q 1 X 24" IRON PIPE SET WEIGHING
the recorded distances, I then found some monuments, an 1.68 LBS. PER LINEAR FOOT
iron rod and two angle irons, that fit the occupation lines

of the property to the north of Lein's property (deed Volume
1202, Page' 146) Using these monuments to establish the line 1.1/4" REBAR FOUND
between the two properties I measured a distance of 669.30
Feet to the centerline of Summer Street (recorded as 670.1 (297') - PREVIOUSLY RECORDED DATA
feet). I accepted this position and measured 52,5 feet BLOCK C
south to establish the south line of the Lein property EXISTING HYDRANT
From my survey I believe that the Lein property is a part of M N
Lots 2 and 3 of Block B of Bates Addition and not a part of
BATES 'ADDITION
Lot 1, An attorney should be consulted regarding this
matter.
