That I have surveyed, divided and mapped part of Northeast Quarter of the Northeast Ouarter.
Section 22. Township 29 North, Range 18 West. Village of Roberts. St. Croix County.
Wisconsin bounded by a line described as follows:
Commencing at the northeast corner of said Section 22:
Thence S89°05'30"W, along the north dine of said section. 600.10 feet:
Thence SQO"01'35"W. 40.91 feet to a point on the southerly right-of-way line of United States
Highway 12, being the point of beginning:.
Thence, continuing. 500"01'35"W, 454.18 feet to the northerly right-of-way line of Packer
Drive:
Thence S89°05°21"W. along said right-of-way. 81.79 feet:
Thence along said right-of-way tine and along a curve, concave southerly, having Q radius of
833.00 feet, an arc length of 152.61 feet. a chord bearing of 583°52'40"W. and a chard length
of 151.40 feet:
Thence N00°01'35"E, 468.83 feet to the southerly right-of-way line of United States Highway 12:
Thence NW 18'39"E. along said right-of-way line. 232.32 feet to the point of beginning.
Parcel contains 106298 square feet or 2.440 acres. more or less, and is subject to easements
of record.

1.2 The lots of this land division may experience noise levels exceeding the levels
in s. Trans 405.04. Table 1. These levels are based on federal standards. The
Department of Transportation is not responsible for abating noise from existing
state trunk highways or connecting highways, in the absence of any increase by the
deportment to the highways through lone capacity.
2.t No new improvements or structures are allowed between the right-of-way line and the
highway setback line. Improvements and structures include, but ore not limited to.
signs, parking areas, driveways, wells, septic systems, drainage facilities. buildings
and retaining walls. It is expressly intended that this restriction is for the benefit
of the public as provided in section 236.293. Wisconsin Statutes, and snail be
enforceable by the Wisconsin Department of Transportation or its assigns. Contact the

3.1 All lots and blocks are hereby restricted so that no owner, possessor, user. licensee
or other person may have any right of direct vehicular ingress from or egress to any
highway lying within the right-of-way of U.S.H. 12: it is expressly intended that this
restriction constitutes a restriction for the benefit of the public as provided in
s. 236.293. Scots., and shall be enforceable by the department or its assigns. Any
access shall be allowed only by special exception. Any access allowed by special
exception shall be confirmed and granted only through the driveway permitting process
and all permits are revocable.
