Community Development Department staff have reviewed your Land Use Permit application for new on-
premises building signs on a building used for commercial purposes pursuant to Chapter 17.65 (D)(2)(e)
of the St. Croix County Zoning Ordinance. This request has been conditionally approved as explained
below based on the project findings:
A land use permit for signage is required prior to the improvement, erection, construction,
reconstruction, enlargement or alteration of any sign, structural component or mounting device.
The building used for commercial purposes (bar/restaurant) is a multi-tenant building located in
the Commercial District. This is a legal conforming use according to Special Exception Permit
SE0118.
The individual entrance for this business is from Houlton School Circle. The allowable area of
building signage is calculated based on the exterior wall/window area of the south building face.
The total sign area allowed on this facade is 200 square feet. The combined sign area proposed is
approximately 27 square feet. See page 4 of 9 of the application material.
o Sign 1: ~16 sq. ft. o Sign 2: ~ 11 sq. ft.
Sign 1 and Sign 2 will not have components or elements that move, shimmer or contain reflective
devices.
Sign 2 will have internal illumination and will meet the requirements of Chapter 17.65 (C)(3) and
will not flash, move, travel, or use animation.
Based on these findings, approval of LUP-2016-036 is subject to the following conditions:
1. The illuminated sign shall be designed not to direct any light or produce glare onto adjacent
properties.

2. The County may specify the hours a sign may be illuminated and limit its brightness while
illuminated. The hours of illumination or brightness limitations may be established at any time,
including during the life of the sign.
3. The illuminated sign must feature an electrical power cutoff switch on the outside of the sign and
on the outside of the building to which the sign is attached.
4. Buildings signs shall not extend above the roof line and may be attached flat against or pinned
away from the building wall/window, but may not protrude more than 18 inches from the
wall/window.
5. Immediately upon completing construction of the sign, the agent shall notify this Department and
submit photographs to document compliance with this permit.
6. The applicant shall be responsible to secure any other required local, state or federal permit(s) and
approval(s) prior to erecting the signs.
7. Failure to comply with the terms or conditions above may result in the revocation of this permit
by the Zoning Administrator according to Chapter 17.65(E)(6).
This approval is subject to the conditions listed above; it does not allow for any additional signs, sign
components and elements of signs beyond the limits of this request. Your information will remain on file
with the St. Croix County Community Development Department. It is your responsibility to ensure
compliance with any other local, state, or federal permitting or regulations, including contacting the Town
of Saint Joseph to inquire if additional permissions are required.
This permit is valid for one year, with the possibility of up to two (2) six month extensions if the applicant
submits the appropriate permit extension fee and documentation to the Zoning Administrator. The permit
card is available for pickup and should be posted on the job-site during sign construction.
