The request for a Land Use Permit is approved based on the application conditions and the following findings: • All setbacks have been met and the structure meets the 20-foot maximum height requirement for an accessory structure. • There will be more than 2,000 sq. ft. of land disturbance on slopes less than 12% within the Shoreland Overlay District. Impervious surfaces currently existing and proposed are approximately 2.8%, and no mitigation is required per WI Admin. Code NR 115 unless proposed impervious surface exceeds 15%. • Erosion and sediment control plans have been provided that meet or exceed WDNR Technical Standards. • The accessory structure will not be hooked up to the existing sanitary system nor require the installation of a new sanitary system. Based on these findings, approval of the Land Use Permit is subject to the following conditions: 1. A post-construction inspection will be required prior to removing erosion control measures to determine the entire project site has reached a point of 70% permanent vegetative cover. It is the applicant/agent's responsibility to schedule this with the CDD staff. 2. Erosion control and seeding shall be installed according to the General Erosion Control Notes on the site plan prior to any land disturbance activities. St. Croix County reserves the right to require additional erosion control measures to be installed during construction if found necessary due to site-specific conditions. 3. Failure to comply with the terms or conditions above may result in the revocation of this permit by the Zoning Administrator. The permit card is recommended to be posted on the job-site. IT IS THE APPLICANTS/AGENTS RESPONSIBILITY TO ARRANGE INSPECTIONS. FAILURE TO DO SO MAY RESULT IN A CITATION. Prior to an inspection, the CDD staff shall be given at minimum 2 full business days' notice to ensure an inspection time can be arranged. This approval is subject to the conditions listed above; it does not allow for any additional construction, structures, grading, paving, filling or clearing of vegetation beyond the limits of this request. This permit does not approve neighboring sites nor future projects within the site. For any other projects/plans please contact the CDD staff. After I got off the phone I was going through the calculations and caught the mistake. Just simply missed a zero. So thank you for the assistance. REVIEW: The Zoning Administrator will review the application for completeness and assign a file number to the application. The Zoning Administrator may require additional information and will notify the applicant of this within 10 days. Upon receiving a complete application and supporting documents, the Zoning Administrator will: • send copies of the applications to the appropriate reviewing agencies for comment. Applicants are encouraged to contact their town to discuss their application and inquire about necessary building permits and approvals at the town level; • schedule a site visit to the applicant's property, at which time the applicant shall flag all applicable property/project corners and label the flags accordingly; and • review the file and prepare findings for approval or denial of the permit within 60 days. Upon approval, the permit will be mailed to the applicant or to the applicant's agent. If approved, the land use permit will be valid for one year from the date of the permit issuance. The applicant may also be required to apply through the Town for a local building permit. All site plans, pictures, and other materials submitted with the application become the property of the Community Development Department and will remain in the file. Maintenance of erosion control practices. • Sediment will be removed from behind sediment fences and barriers before it reaches a depth that is equal to half the height o f the barrier. • Breaks and gaps in sediment fences and barriers will be repaired imme- diately. Decomposing straw bales will be replaced (typical bale life is three months). • All sediment that moves off-site due to construction activity will be cleaned up before the end of the same workday. • All sediment that moves off-site due to storm events will be cleaned up before the end of the next workday. • Access drives will be maintained throughout construction. • All installed erosion control practices will be maintained until the disturbed areas they protect are stabilized. EROSION CONTROL REGULATIONS Erosion control and stormwater regulations can be complex. Local, state and, in some cases, federal regulations may apply. Before construction make sure you have the appropriate permits. LOCAL ORDINANCES Check with your county, city, village, or town for any local erosion control ordinances including shoreland zoning require- ments. Except for new 1- St 2-family dwellings, local ordinances may be more strict than state regulations. They may also require erosion control on construction projects not affected by state or federal regulations. UNIFORM DWELLING CODE (DEPT.
