Dear Mr. and Ms. Rieser:
This REVISED letter confirms conditional approval according to the flat roof design plans
submitted on July 13, 2017 based on the following findings from section 17.36 I. 2.d.
Please note: This approval is for the house only, reconstruction of the deck will require a variance.
1. The lot has the minimum required 7000 square feet.
2. The reconstructed structure will be visually inconspicuous with the existing vegetation.
3. The structure will be reconstructed in the same footprint as the pre-existing structure.
4. The reconstructed structure will be no taller than the pre-existing structure.
5. The structure colors will be earth tone.
6. A mitigation plan will be required.
7. Bringing the sanitary system into compliance will be required.
8. Based on the chances to WI Statute 59.69 (1 Oe)(b) a new foundation can be placed under
this proposed structure.
9. The filling and grading will be limited to the minimum necessary for the reconstruction of
the new house and sanitary system if needed.
10. Stormwater plans will be required.
This permit has been issued to Tim and Kristen Rieser with the following conditions to be met
before construction.
L The applicant shall have one (1) year from the issuance of this land use permit to complete
construction. If the permit expires, the applicant may request (2) 6 month extensions for a
total time not to exceed two years.
2. A mitigation plan shall be submitted pursuant to 1736 1.2.d. 1)f) The plan must be
proportional to the impacts of the project and since the new structure is the same height and
footprint, the impacts will be minimal. The installation of a rain garden or planting 2-3 new
trees will suffice.
3. The sanitary system must be brought into compliance pursuant to 17.36 1.2.11)g)

technical standards pursuant to 17.36 I.2.d.I j)
5. Any minor change (or addition) in the project shall require prior review and approval by
the Zoning Administrator. Any major change and/or addition to the originally approved
plans will require the submittal of a new land use permit.
This approval does not allow for any structures (temporary or permanent), activities, or
development beyond the limits of this request. Your information will remain on file in the St.
Croix County Planning and Zoning Department. It is your responsibility to ensure compliance
with any other local; state, or federal rules or regulations.
