Subject: Conditional Use Permit Application
Mike,
Here are a list of questions we will need answered/clarification for:
On the application docnnnent the list of questions: (we can discuss these in more detail over the phone, But more
will be needed)
2) the question asks how your request will not impact the surrounding properties.
The request to sell used vehicles will not have any additional negative impact the surrounding properties. We are
already operating as a commercial property open to the public for auto repair and parts sales. We also buy scrap
vehicles that the public can sell to us in person. In fact, after the Township hearing, no neighbor expressed any concerns
about our request and in fact, one neighbor called and specifically voiced his support for our request.
3) Keep in mind Northview Service Is within the Village of Somerset. Your site is on the border and just
outside the village and is within the Town of Somerset.
We are riot selling the same type of vehicle as Northview and competition is good for the consumer. The Township is
very supportive of our request and encourage economie development. We are also providing vehicles to an unserverl
portion of the used car market. Our vehicles are going to be in the "Rusty but Trusty" category. Most dealerships,
including Northview do not sell these types of cars. I have watched Norlhview's inventory and the average vehicle price
in their parking lot is over $3,500. That will be the maximum priced vehicle we intend to offer, with the average price
being $1,500 to $2,000. Our cars are designed to be work cars that someone can drive as a daily driver and keep othc r
vehicles they own in nicer condition with lower miles put on them; entry level vehicles for high school and college
drivers; and low income transportation. There are no other dealerships in the area that I am aware of that provides this
type of vehicle. The only option aurently available is private sales through Craig's list or for sale by owner.
5) how will this create morejobs? If there are already used car dealers in the area why have more, what
makes you different?
Not sure this is a proper zoning question, as the intended use is consistent with not only the current use of our
commercial property, but other businesses in the immediate area as previously pointed out. however, from a simple
economic perspective, more activity within our business will result in the need for more employees to satisfy the
demand. Adding used car sales to our current business activities will eventually result in hiring a sales person, adding;
mechanical technicians and other support staff.
6)Need more detail.
6. How the proposed use relates to any adopted County or town
