Jeff, Community Development staff have reviewed the Land Use Permit application for the construction of a single family dwelling, atraehed garage and driveway in the Shoreland Overlay Zoning District pursuant to chapter 17.30 IJ a The request has been conditionally approved based on the application submission and the following findings. Please see the enclosed site plan to reference the general erosion control and grading notes. • I he :'S-foot setback to the ordinary high water mark has been met. • `;0-foot setback to the wetland has been met. • The setbacks to the property lines have been met- • The 70 foot bluffline setback has been met. • Total land disturbance is above 10,000 Square I cot. • Erosion and Sediment Control plans have been submitted that meet Wisconsin Department of Natural Resources Technical Standards. Best Management Practices and Stormwater Management will be incorporated. • The County Sanitary permit for a new Private C)nsar, Wastewater Treatment System has been approved. Permit No. 606911. • No land disturbance to slopes greater than 19.9970 is to occur. Based on these findings, approval of the Land Use Permit is subject to the following conditions: T Prior to Construction, the 20-foot bluffline setback must be flagged. the vehicular tracking pad installed per site plans prior to any land disturbance activity. If existing biturninous driveway is to remain during construction activities, this can be used in lieu of the tracking pad provided sediment does riot track oftsite. 2. A pre-construction inspection is required to validate setbacks and verify erosion and sediment control has been instated do%%nslope of construction activities. St. Croix County reserves the right to require: additional sediment and erosion control measures to be installed if found necessary due to rile-specific concerns and will be docurnented in an as built site plan. 4. All temporary erosion control measures shall be left in place and maintained until the site has reached a point of al '.east 7044 permanent vegetation. Permanent vegetation shall be established once final grade is reached or as soon as applicable per plan. S.
