The request has been conditionally approved based on the application submission and the following findings. Please see the enclosed site plan to reference the general erosion control and grading notes. • The 75-foot setback to the ordinary high water mark has been met. • The 20-fool bluff line setback has been met. • 1 he setbacks to the property lines have been met. • Total land disturbance within 300 feet is approximately 6,000 square feet. • Erosion and Sediment Control plans have been submitted that meet Wisconsin Department of Natural Resources Technical Standards. Best Management Practices and slorrnwater management will be incorporated. • The Impervious Surface ;IS, calculation was performed and resulted in 2.4%, mitigation will not be required. • the County sanitary permit for a new Private Onsitc Wastewater Treatment System is approved, permit number 606934. • No land disturbance to slopes greater than 19.99% is to occur. Based on these findings, approval of the Land Use Permil is subject to the following conditions: 1. Prior to Construction, the 75 foot shoreland setback must be flagged and erosion control measures, such as silt fencing must be installed downslope the site prior to land disturbance. 2. A pre-construction inspection is required to validale setbacks and verify erosion and wdimetil control has been installed downslope of construction activities. St. CrUlx County reserves ?he right to require additional sediment and erosion control measures to be Installed If found necessary due to site-specific concerns and will be documented in an as-built site plan. 4. All temporary erosion control measures shall be left in place and maintained until the site has reached a point of at least 70% permanent vegetation. Permanent vegetation shall be established once final grade is reached or as soon as applicable per plan. 6. A post-construction inspection is required prior to removing the temporary sediment and erosion control reasures, please call me at (116) 380 4147 to schedule this inspection. 6. It s the applicant's responsibility to secure any other required local, state or federal permit(s) and approval(s) prior to land disturbance activity. I ailurc to comply with the terms or conditions above may result in the revocation of this permit by the /oning Administrator pursuant to Chapter 11.11 and chapter 11.30(13). This approval is subject to the conditions listed above; it does not allow for any additional Construction, structures, or buildings beyond the limits of this request. It IS your responsibility to ensure compliance with any other local, slate, or federal perrnitting or regulations, including contacting the I own of St. Joseph and the Department of Natural Resources to inquire if additional pennissions are required. REVIEW: The Zoning Administrator will review the application for completeness and assign a file number to the application. The Zoning Administrator may require additional information and will notify the applicant of this within 10 days. Upon receiving a complete application and supporting documents, the Zoning Administrator will: • send copies of the applications to the appropriate reviewing agencies for comment. Applicants are encouraged to contact their town to discuss their application and inquire about necessary building permits and approvals at the town level; • schedule a site visit to the applicant's property, at which time the applicant shall flag all applicable property/project corners and label the flags accordingly; and • review the file and prepare findings for approval or denial of the permit within 60 days. Upon approval, the permit will be mailed to the applicant or to the applicant's agent. If approved, the land use permit will be valid for one year from the date of the permit issuance. The applicant may also be required to apply through the Town for a local building permit.
