The St. Croix County Board of Adjustment has reviewed your request for a Conditional Use
Permit for a Bed and Breakfast Establishment, pursuant to Section 17.15 (6)(p) of the St. Croix
County Zoning Ordinance. Also, a Conditional Use Permit for limited commercial recreational
activities, pursuant to Section 17.15(6)(rn).

applicant's Conditional Ilse requests:
1. ']'he site is located at 1976 County Road CC. Nesv Richmond. NVI 14017.
The applicant requests a Conditional Use Permit for Limited Commercial Recreational
Activities. pursuant to Section 1 7.1 i(6)(rn).
The applicant proposes to have tours. events and classes to help support the non profit
animal farm sancatarv.
q. The access has adequate site distance for the proposed use and there will be no parking
within the right-of-NNaN' of County Road CC.
5. This r(rquist would riot impair the current or future agricultural use of surrounding
properties as the site itself is an active farm and no additional structures are proposed at
this time.
6. Raska Server Service to provide sanitary services and hand washing, facilities Ma\-

7. Off street parking consists of a single ro\N of 20 parking stalls alone the driveway and also
a parkin;, lot.
8. Proposed use is appropriateh screened from neighboring homes to the south.

agricuhural rise and compatible with that agricultural use pursuant to Section I%.1.>(6)(m).

Movie niuhts in the barnyard are not compatible with the agricultural use in the Residential
District. Additionally bosun,[ a movie outside poses noise as a nuisance in the evening.

allowed in the Rural Residential District. nor does this activity seem to be subordinate to
the aericultural use of the propcrt}.

DECISION
On the basis of the above Findim_5 0l Fact Conclusions of Law, and the record herein. the Board
approved the applicants Conditional Use requests, with the following condition:

3. The applicant is required to have semi-impervious surfaces 0,ravel) on all driveways and
parking areas. Adequate off-street parking shall be provided as no vehicles shall be parked
on the rieht-of-way 01 Count\ Road CC.
4. Saninn-y facilities and hand scashine stations shall be provided to the public.
No other tours. events. or classes shall take place without getting the appropriate permits
and or approvals from the Community Devclopment Department and or approval from the
Board of Adjustment if required.
6. Any waste products. effluents- residual sokents shall be properly disposed of to applicable
Count and State standards.
Any si,mage shall comply with section 17.65 Sign Regulation ofthe tit. Croix County Code
of Ordinances (hand Use and Dei clopment).
