The Community Development Department Staff have reviewed the Land Use Permit application for the
construction of a single family dwelling whh attached garage, replacement of existing septic system, relocation
of detached garage with minimal land disurbance within the Shoreland Overlay District, Chapter 17.30. The
request has been conditionally approved based on the application submission and the following findings.
• All structures meet the 7S' setback to the ordinary high water mark of Pine Lake.
• The height of the single family dwelling does not exceed the 35' maximum height lot a principal structure.
• The impervious surface calculation determines the amount of impervious surface at 6.4% therefore no
mitigation is required.
• Erosion and sedirneot control plans have been submitted that meet W sronsin Department of Natural
Resources Technical Standards. Best Management Practices will be incorporated.
• New well and septic to be installed, old house, well and septic to be abandoned/removed.
Rased on these findings, approval of the Land Use Permit is sublerl to the following conditions*
1.A pre-construction inspection is required to verify the Erosion and Sediment control, best management
practices have been installed as per site plan.
2.St. Croix County reserves the right to require additional sediment and erosion control measures to be
installed if found necessary due to site specific concerns and will be documented in an as-built site plan.
3. Permanent vegetation shall be established once final grade is reached. A temporary cover crop such as oats,
winter wheat or rye, mulching may al so be necessary if vie site is not stabilized by September 15'h, 2018.
4.A post-construction inspection is required prior to removing the temporary sediment and erosion control
measures to verify the minimum of 70% vegetative cover has been achieved. Please "it the inspector to

5. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and approval(s)
pilot- to land disturbance activity.

This approval is subject to the conditions fisted above; it does not allow fur any additional construction,
structures, or buildings beyond the limits of this request. Your information will remain on file at the St. Croix
County Community Development Department suite. It is your responsibility to ensure compliance with any
other local, state, or federal permitting and regulations, including contacting the Town of Hammond and the
Department of Natural Resources to inquire if additional permissions are required.
This permit is valid for one year, with the possibility of up to two (2) six-month extensions if the applicant
submits the appropriate permit extension fee and documentation to the Zoning Administrator. A copy of the
Land Use Permit placard should be. submitted to the local Building Inspector for the town upon application for
the building permit. The placard must be posted on the jobsite and visible from public view.

Project Summary Statements:
The project will include the reconstruction of the existing residence, replacement of the existing, septic system, and the
relocation of a detached garage,. The existing house and garage were non-conforming but will now be constructed in
locations compliant with all setbacks. Minimal filling and grading is necessary to complete the reconstruction. Plans for
the septic system have been submitted to the State for review. A County permit application will be submitted once the
State plans are approved.
