Community Dovelopment staff have reviewed the Land Use Permit application for the removal of the existing
cabin and construction of a new single-family residence and shed, filling and grading within 300 feet of the
ordinary high water mark (OHWM) pursuant to the. St. Croix County Code of Ordinances. Specifically within the
Rural Residential Zoning District and Shoreland Zoning District. The request has been conditionally approved
based on the application submission and the following findings. Please see the enclosed site plan to reference
the general erosion control ann grading notes.
• All applicable setbacks have been met and are mapped and listed on the site plan.
• No structures or land disturbance is occurring within slopes greater than 25% deemed as Shoreland
Bluffline.
• the New Impervious Surface calculation of 15% is complaint with CH. 17.30 J. and the performance
standards for Stormwater Management CH 17.30 K.
• I rosion and Sediment Control plans have been submitted that meet Wisconsin Department of Natural
Resources Stormwater Management Technical Standards. Best Management Practices designated on the
site plan.
• The height of the single-family residence is not to exceed the maximum height limit of 35 feel and the
accessory structure shed is not to exceed the maximum height limit of 20 feet.
• A Sanitary Reconnect Permit will be required for the new single-farnily residence.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. Silt fencing is to be placed along the bluffline and downslope of the existing shed as shown on the site plan
Prior to any land disturbance.
2.A pre-construction inspection is required to verify the Erosion and Sediment control best management
practices have been installed as per site plan. Also, sensitive areas not to be disturbed are to be flagged.
Areas to be flagged include:
a. The Bluffline as indicated on the site plan.
b. The 20' setback at the closest point on the single-family residence.

3.A tracking pad shall be installed prior to any construction activities.
4.St. Croix County reserves the right to require additional sediment and erosion control measures to be
installed if found necessary due to site specific concerns and will be documented in an as built site plan.
5.A post-construction inspection is required prior to removing the temporary sediment and erosion control
measures and to verify vegetative cover and proper installation of the sturrnwdler infiltration. Please call the
inspector to schedule an inspection.
6. it is the applicant's responsibility to secure any other required local, state or federal permit(s) and approval(s)
prior to land disturbance activity.

Administrator pursuant to Chapter 17.71 and chapter 17.30 (13).
Ihis approval is subject to the conditions listed above; it does not allow for any additional construction,
structures, or buildings beyond the limits of this request. Your information will remain on file at the St Croix
County Community Development Department suite. It is your responsibility to ensure Compliance with any
other local, slate, or federal permitting and regulations, including contacting the Town of Star Prairie and the
Department of Natural Resources to inquire if additional permissions are required.
This permit is valid for one year, with the possibility of up to two (,P) six-month extensions if the appl cant
submits the appropriate permit extension tee and documentation to the Zoning Administrator. A copy of the
I and Use Permit placard should be suhmitted .o the local Building Inspector for the town upon application for
the building permit. The placard must be posted on the job-site and visible from public view.
