Cornrnunity Development Staff have reviewed your Land Use Permit application for a concrete batch plant
within the Shoreland Zoning District. The request has been conditionally approved based upon the following
findings. Please read the conditions carefully, as they must be followed for the permit to be valid.
1. The property is within the Shoreland Zoning District
2. There are two phases to be conducted for this concrete plant, this -and Use Permit is valid for phase 2.
3. As per site plan the location of the permanent batch plant, stockpiles and meets the shoreland setback of
75 Feet.
4. Erosion and Sediment Control plans have been submitted that meet Wisconsin Department of Natural
Resources Technical Standards. Best Management Practices will be incorporated.
5. Infiltration requirements have been applied to lire maximum extent practicable as per Section 17.30 K.
6. The wetland bordering Cady Creek is to not be disturbed, as per site plan.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. An Installation Inspection is required to verify the storm water infiltration area is installed per plan.
Please call the inspector at (715) 3864142 to schedule this inspection.
2. The OHWM setback is 75' However; the vegetative buffer is 35' landward from the OHWM. This 3S'
from the OHWM is to not be disturbed-Nor is the wetland along Cady Creek. Any expansion of the
existing site is prohibited towards Cady Creek.
3. St. Croix County reserves the right to require additional sediment and erosion control measures to be
installed if found necessary due to site-specific concerns.
4. Permanent vegetation shall be established once final grade is reached or as soon as applicable. A
temporary cover crop such as oats, winter wheat or rye, OR, mulching may be necessary if the site is
not stabilized by September 15, 2018.
5. All temporary erosion control measures shall be left in place and maintained until the site has reached
a point of at least 70% permanent vegetation. A Post-construction inspection is required prior to
removing the temporary sediment and erosion control measures. Please call Ilse inspector at (715)
386-4742 to schedule this inspection.
6. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and
approval(s) prior to land disturbance activity.

7. rai lure to comply with the terms or conditions above may result in the revocation of this permit by the
Zoning Administrator according to Section 17.36 J. 8.1b.
This approval is subject to the conditions listed above; it does not allow for any additional tree removal,
construction, structures, or disturbance beyond the limits of this request. Your information will remain on file
at the St. Croix County Community Development Department suite. It is your responsibility to ensure
compliance with any other local, state, or federal permitting or regulations, including contacting the [own of
Cady and the Department of Natural Resources to inquire if additional permissions are required
This permit is valid to, one year, with the possibility of up to two (2) six-month extensions if the applicant
submits the appropriate permit extension fee and documentation to the Zoning Administrator. The placard
must be posted on the job-site and visible from public view.
