Comrnunily Development staff have reviewed the Land Use Permit application for construction of a new single-
farnily residence, driveway, and a Private Onsite Wastewater Treatment System (POINTS) pursuant to the St.
Croix County Code of Ordinances. Specifically within the Rural Residential Zoning District and Shoreland Zoning
District. The request has been conditionally approved based on the application submission and the following
findings.
• All applicable setbacks have been met and are mapped and listed on the site plan.
• No structures or disturbance is being proposed nearthe wetland. Silt Fencing is proposed at elevation 1150
to ensure no disturbance is to occur.
• The Impervious Surfaces do riot exceed 15% and are complaint with CH. '.7.30 J. No mitigation is required.
• Best Management Practices designated on the site plan for Erosion and Sediment Control are to be
installed to meet the Natural Resource Conservation Service (NRCS; -i6d Office Te; hnica Guide.
• the POWTS is approved for the location indicated on the site plan.

Based on these findings, approval of the Land Use Permit is subject to the following conditiom:
1.A pre-construction inspection is required to verify the Erosion and Sediment control best management
practices have been installed as per site plan. Also, sensitive areas riot to be disturbed to be flagged. Areas
to be flagged include:
a. The 50 and 75 foot setback to the OHWM.
b. Private Onsite Wastewater 1 reatment System.
c. The 1150 elevation point for silt fencing
7. Best Management Practices designated on the site plan are to be installed to meet NRCS-rOTG WI-790,
WI-710 and WI-707. These standard detail drawings are attached.
3. A tracking pad shall be installed prior to any land disturbance or construction activities.
4.St. Croix County reserves the right to require additional sediment and erosion control measures to be
installed it found necessary due to site-specific concerns and will be documented in an as-built site plan.
5.A post-construction inspection is required prior to removing the lernporary sediment and erosion control
measures and to verify vegetative cover.

6.It is the applicant's responsibility to secureany other required local, state or federal permit(s) and approval(s)
prior to land disturbance activity.
7.Failure to comply with the terms or conditions above may result in the revocation of this permit by the Zoning
Adrninistrator pursuant to Chapter 17.71 and chapter 17.30 (13).
This approval is subject to the conditions listed above; it does not allow for any additional construction,
structures, or buildings beyond the limits of this request. Your information will remain on file at the St. Croix
County Community Development Department suite. It is your responsibility to ensure compliance with any
other local, state, or federal permitting and regulations, including contacting the Town of Cylon and the
Department of Natural Resources to inquire if additional permissions are required.
This permit is valid for one year, with the possibility of up to two (2) six-month extensions if the applicant
submits the appropriate permit extension fee and documentation to the Zoning Administrator. A copy of the
Land Use permit placard should be submitted to the local Building Inspector for the town upon application for
the building permit. The placard must oe posted on the lob-site and visible from public view.
