This letter is to ach ise that the Community Development Department (CDD) staff have reviewed your Land Use Permit application for the construction of a new home with an attached garage and partial (irivcway %+'ithin the Rural Residential Zoning District.'fhe requesl for a Land Use Permit is approved based on the application conditions and the following, findings: • The proposed project meets all applicable roadway and propertg line setbacks based on the site plan. • The structure meets the 35-foot maximum height requirement for a principal structure based upon the house plans. • Grading and filling is limited to the cxicm of the house and does not extend past the silt fence on the site plan. • The proposed Impervious Surface calcuiation per site plan resulted in less than 15'/. therefore mitigation is not required. • Erosion and sediment control plans have been provided that meet `kT)N-R Technical Standards. Rased on these findin,s, approval of the Land Use Permit is subiect to the f6llowin_- conditions: 1 . P,rosion control, seeding and storm water management to he installed according to the General Erosion Control Notes on the site plan prior to any land disturbance activities. St. Croix County reserves the right to require additional erasion control measures to be installed during construction if found necessary due to sitc-specific conditions. .A tracking pad shall be installed prior to any land disturbance or construction activities. Wherc the proposed driveway is to be constructed. silt fencing is to be installed downslope and as close to the driveway was possible to preserve the sensitive area downslope of the driveway location as per site plan. 4. Permanent vcaetation to be established once final grading is complete. .A temporary cover crop such as oats, winter wheat or rye shall be applied on all disturbed areas if seeding cannot occur prior to September I'. Dormant seed and increased application rate will be required after freeze up. i. A post-construction inspection will be required prior to removing erosion control measures to determine the entire project site has reached a point of 706,'i permanent vegetative cover. It is the applicant's responsibility to schedule this with the CDD stall. 6. Failure to contpl' with the terms or conditions above may result in the revocation of this permit by the Zoning .Administrator. "I'he applicant shall be responsible to secure any other required local, state or federal pemtit(s) and approval(s) prior to land disturbance activity. This approval is subject to the conditions listed above; it does not allow for any additional construction, structures, grading, paving, filling or clearing of vegetation beyond the limits of this request. This permit does not approve neighboring sites nor future projects within the site. For any other prc?iect,'plans please contact the CDD staff. Your information will remain on file at the St. Croix Count Corturnmity Development Department suite. It is your responsibility to ensure compliance with any other local. state. or federal permitting or regulations, including contacting the town of St. Joseph and the Wisconsin I epariment of Natural Resources to inquire if additional pemtissions are required. This permit is valid for one year, with the possibility of tip to two (2) six month extensions if the applicant submits the appropriate permit extension fee and documentation to the CDD staff.
