The request For a Land Llse Pemrit is approved based on the application conditions and the following findings: • The proposed prolect meets all applicable roadway and property line setbacks based on the site plan, • The structure meets the 35-foot maximum height requirement for a principal structure based upon the house plans. • The east side of the home is within close proximity to slopes 20-35%. No disturbance of these slopes past the agreed upon silt fence line on the site plan is to occur. • Erosion and sediment control plans have been provided that meet WD'\R ; echnical Standards. Based on these findings, approval of die Land Use permit is subiect to the following conditions: 1. A pre-construction inspection is required Io verify erosion control installation.. and sensitive areas flagged which are not to be disturbed. These areas to be flagged include: • Building seiback from propem line and road. • Silt fence installed downslope of the private Onsite Wastewater Treatment Systems drain field and tank locations. • Building footprint staked!flagged • Silt fence installation as per site plan It is the applicants responsibility to schedule the pre-construction inspection with Community Development Department stair. St. Croix County reserves file right to require additional erosion control measures to he installed during construction if found necessary due to site-specific conditions. 3. .A tracking pad shall be installed prior to any land disturbance or construction activities. Wisconsin DNR Conservation Practice Standard 1057 Slone Tracking Pad shall be followed: this standard is enclosed. 4. Permanent vegetation to be established once final grading is complete. A temporary cover crop such as oats, Winter wheal or rye shall be applied on ail disturbed areas if'seeding cannot occur prior to September 1 s:. Dormant seed and increased application rate will be required after freeze up. A post-construction inspection will he required prior to removing erosion control measures to determine the entire project site has reached a point of 700'o permanent vegetative cover. Failure to comply with the terms or conditions above may result in the rc ocation of this permit by the Zoning Administrator. 8. The applicant shall be responsible to secure any other required local, state or federal permit(s) and approvalts) prior to land disturbance activity.
