This letter is to advise that the Community Duvclopmcnt Department (CD[)) staffhave reviewed your
Land Use Permit application for the consttuction of a 40•,\64' Pole Shed within the Rural Residential and
Shorcland Zoning Districts. 'Lhe request for a Land I Ise Permit has been approved based upon the
following findings:
• All setbacks baud on the site plan have been met and the structure meets the 20-foot
maximum height requirement for an accessory stucture.
• 'I lie pole shed will not he connected to the POWTS (private on-site wastewater treatment
systern) on the propem at this time.
• The 40'x64' Pole Shed meets the 7>' -setback from the OffiV,4 (ordinary high water
mark).
• Per site plan. Erosion and sediment control plans are provided.
• fhe Pole Shed will not be used as a Dwelling.
Based on these findings approval of the Land I isc Permit is subject to the following, conditions:
I . A pre-construction inspection is required to verify erosion control installation and proper
setback requirements. It is the landowners responsibilirv to have drainage casements. property
lines, and 01 IM'M setbacks staked prior to inspection. It is the applicant's responsibility to
schedule this inspection with Conununit} Development Department staff.
2. Erosion control and seeding shall be installed according to the General Erosion Control plan prior
to arty land disturbance activities. St. Croix County reserves the right to require additional
erosion control measures to he installed during construction if found necessary duo to site-
specific conditions.
3. Permanent veeetation shall be established once final grade is reached. A temporary cover crop
such as oats, winter wheat or rye shall be applied on all disturbed areas if seeding cannot occur
prior to September 15th. Dormant seed and mulch may be required after freeze up.
4. Sediment and erosion control shall not be removed before the protect site reaches a point of at
least 70% perennial vegetative cover.

5. It is the applicant's responsibility to scenic any other required local. state or federal permit(s) and
approval(s) prior to land disturbance activity.
6. Failure to comply with the terms or conditions above may result in the rcvocalion of this pennil
by the Zoning Administrator according to Chapter I7.3t)(13
This approval is subject to the conditions listed above: it does riot allow for any additional construction,
structures, grading. paving. filling or clearing of viceetation beyond the limits of this request. This permit
does not approve neighboring sites nor future projects within the site. 'This permit does not approve
any uses within the pole shed subject to section 1'.) 5 (6) of the SL Croix Count}' Code of
Ordinances. For any other projects, plans or uses please contact the CDD sutff. Your information will
remain on file at the St. Croix County Community Development Department Suite. It is your
responsibility to ensure compliance with any other local, state, or federal permitting or regulations,
including contacting the town of Somerset and the Wisconsin Department of Natural Resources to inquire
if additional permissions are required.

1':A -Rf. TO DO SO MAY RESIJL.T IN A CITATION. Prior to an inspection. the CDD staff shall
be given at ttinimmn two fill business days' notice to ensure an inspection lime can be arranged.
This permit is valid for one year, with the possibility of up to two (2) six-month extensions if the
applicant submits the appropriate permit extension fee and documentation to the CDD staff. A copy of the
Land Use permit placard should be submitted to the local Building Inspector for the town upon
application for the building permit. The orange placard must be posted on the job-site and visible from
public view.
