T1tis letter is to advise that the Community Development Department (CDD) staff have: rovicwed your Land
Use Permit application for tilling and grading for the construction of a landscaping facility and the
construction and placement of an on-premise sign. The land use permit application is consistent with the
requirements of the conditional use permit. CUP-2017-006, and the applicant is aware the prgjcat will also
require a DNR WPUI.S permit for stormwatcr discharge. Hie request for a land I.se Permit is approve: baud i
on the application conditions and the following findings:
• Hic amount of slope disturbance of slopes 20-2Y' n is approximately 9,200 square feet and arnount of
slope disturbance of slopes 12-205.6 is 11,900 square feet.
• ]*he setback to County Rd VV is met as per site plan.
• The building setback from the propem line is met as per site plan.
• The sign dimensions. height and location meet the ordinance as per site plan. The sign is to be
illuminated through minimal downward directed illumm;uion.'I'hc address sign portion may be
permitted as a second on-premise sign, however cannot exceed 30 square feet.
• Storinwatca management plans that meet or exceed the Wisconsin Department of Natural Resources
storntwater management technical standards.
• Erosion and sediment control plans have been submitted that meet Wisconsin Department of Natural
Resources technical standards.
• The shed meets the maximum building height of'35'.
• The propem received a sartitary permit. valid for two years.

Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. .A pre-construction inspection is required to verify erosion control installation, and pertinent areas
}lagged which are not to be disturbed. These areas to be flagcd include:
• Building setback from propem line and road.
• Silt fence installed as per site plan
• Building footprint stakc&flagped
• Storage bins and pavement locations flagged.
It is the applicants responsibility to schedule the pre-crmsruction inspection with Community
Development Department staff.
2. St. Croix County reserves the right to require additional erosion control measures to be installed during
construction if found necessary due to site-spcciftc conditions.
A tracking pad shall he installed prior to any land disturbance or construction activities as per Wisconsin
DNR Conservation Practice Standard 1057.
4. Permanent vegetation to be established once final grading is complete. :A temporancover crop such as
oats, winter wheat or rve shall be applied on all disturbed areas if seeding cannot occur priL~J to S ptember
15". Dormant seed and an increased application rate will be required after frceze up.
5. A post-construction inspection will be required prior to removing erosion control incasurv 1c determine
the entire project site has reached a point of 70% permanent vcgctative cover. This in_pecnur. will include
the on -premise sign inspection Icy ensure ordinance standards are inlet. It is the applicant s responsibilir`' to
schedule this with the CDD staff.
6. Failure to comply with the terms or conditions above may result in the revocation of this permit by the
Zoning, Administrator according to Chapter 17.30(13).
The applicant shall he responsible to secure any other required local. sure or federal permit(s) and
approval(s) prior to any brad disturbance: activity.
This approval is subject to the conditions listed above; it does not allow for any additional construction,
structures, grading, paving, filling or clearing, of vegetation beyond the limits of this request. This permit
dues not approve neighboring sites nor future projects within the site. For an} other prgiccts'plaus please
contact the CDD staff. Your information will remain on file at the St. Croix County Community Development
Department suite. It is your responsibility to ensure compliance with an other local, state. or federal
pcrmitting or regulations, including contacting the town of Somerset and the Wisconsin Department of Natural
Resources to inquire if additional permissions are required.

Phis permit is valid for one year, with the possihililr' of up to two (2) six month extensions if the applicant
submits the appropriate permit extension fee and documentation to the CDD staff. The permit card is
recormneuded to be posted on the job-site.
