Community Development staff have reviewed the I and Use Permit application for the request to
construct a new wireless communication tower site. The site would include a 60' monopole, mobile
service tower, equipment shelter, and related ground equipment within a fenced area. Staff finds
that the project meets the applicable provisions pursuant to Section 17.50 Mobile lower Siting based
or the following findings:
• The application is cornplete and has all the required submittal information pursuant to Section 17.50
D.2.C.

• The proposed tower location rneets the setback requirements in 17.50 L. 1.
• A I ecleral Aviation Administration (FAA) aeronautical study is not required as the height of the tower
does not exceed 200 feet.
A performance bond has been submitted for future removal of the tower pursuant to Section 17.S0
E. 4.a.
1 he existing screening will remain in place.
The bottom of the mobile support structure and shall be. enclosed with a minimum six foot high
chain link fence with a locked gate.
This site is not in the Shoreland Overlay and is I loodrone X.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:

1. T he tower shall be constructed according to the engineered plans received I ebruary 4, 2019.
7. Biennial report shall be submitted pursuant to 17.50 L.8.
Construction on this tower must commence within one year of the permit date and must be
substantially completed in two years. Applicants can request extensions of one or both deadlines,
for periods up to six months, from the Zoning Administrator. The total time for extensions shall not
exceed one year.
4. St. Croix County reserves the right to require additional sediment and erosion control measures to
be installed it found necessary due to site speafic con( erns and will be documented in an as-built
site plan.
This approval is subject to the conditions listed above; it does not allow for any additional
construction, structures, or buildings beyond the limits of this request. Your information will remain
on file at the SI. Croix County Community Development Department suite. It is your responsibility
to ensure compliance with any other local, state, or federal permitting and regulations, including
contacting the Town of Baldwin to see if additional permissions are required.
Tl, s permit is valid for one year, with the possibility of up to two (2) six month extensions if the
applicant subrmils The appropriate permit exlersion fee and doe urnentation to the Zoning
Acminrstrator. A copy of the Land Use Permit placard shall be submitted to the local Building
Inspector for the town upon application for the building permit of the equipment shelter, if required
by the town. The placard must be posted on the job-site and visible from public view.
